As a result, this home operates under a **No Pet Policy** for all guests staying at this property. Any violation of this policy may result in immediate action by the HOA and/or additional penalties. We appreciate your understanding and cooperation in helping us remain compliant with community rules. PLEASE NOTE: This policy does NOT apply to legally recognized Service Dogs, which are always permitted in accordance with applicable laws.

PARKING RULES & REGULATIONS:
* Please be advised that there is absolutely no parking permitted in front of the garage at any time. This includes temporary or overnight parking. All guest vehicles must be parked inside the garage, and the garage door must remain fully closed at all times when not actively entering or exiting. This is a strict HOA requirement and is actively enforced. The courtyard area is designated for loading and unloading only and may not be used for extended parking under any circumstances. Failure to comply may result in HOA fines and/or towing at the vehicle owner’s expense.

* REQUIRED STATE VERBIAGE: All Dwelling units, including Vacation Rentals and Short term rentals shall have a maximum family size of 6 adults (and their related dependent children).

Please note that any violations resulting in a fine from the Scottsdale Police Department will be the responsibility of the booking party leader/guest. Any violations resulting in a citation from the Scottsdale Police Department will be the personal responsibility of the booking party leader/guest, including payment of any fines incurred.

* NO PET POLICY: Please be advised that pets are strictly prohibited at this property due to HOA regulations, which are actively and strongly enforced within the community. As a result, this home operates under a **No Pet Policy** for all guests staying at this property. Any violation of this policy may result in immediate action by the HOA and/or additional penalties. We appreciate your understanding and cooperation in helping us remain compliant with community rules. * Empty fridge of all personal items or leftover food.

* Take out the trash & recycling prior to your departure. Trash and recycling can be located out the back patio door, down the walkway, then on your right.

* Place all dirty dishes in the dishwasher - you do not have to run it.

* ABSOLUTELY NO SMOKING of any kind inside of the home. A $250 Penalty Fee can and will be enforced.

* There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 fine will be incurred.

* Be mindful and careful of other people`s property.

* * * Please Note: This home is protected by Google Nest for security and liability purposes. There are 2 cameras at the residence; one is located at the main entrance (Front Door) & the other is facing the garage entrance. These cameras record both audio & video, ensuring safety while no devices are inside the home.
