We’re genuinely glad to hear this was the cleanest and nicest unit you’ve stayed in at Ramsgate Harbour, and we completely understand how frustrating the smoking situation was, especially while traveling with young children. For clarification to future guests, Liv Vacations manages only this individual unit at Ramsgate Harbour, so we do not have authority over guests staying in other privately managed units, other owners, or members of the public using the beach. When you contacted us about the smoking, we responded that we shared your concern and immediately reached out to the HOA to confirm whether their non-smoking rules extended to the sandy portion of the beach. Unfortunately, we did not receive a response from the HOA, and without authority to identify, confront, fine, or remove guests belonging to other units, there was no further enforcement action available to us. We also want to clarify one point in the review: the reference to an out-of-town manager and a later lack of response appears to relate to communication with the HOA, as our team responded to every message and question we received from you both before and during your stay. We’re sorry the behavior of others affected an otherwise excellent visit, and we certainly understand why it was frustrating. We appreciate you recognizing the cleanliness, condition, and quality of our unit and hope the rest of your time at Ramsgate Harbour was enjoyable.
