No parties, events, or unregistered guests
No indoor smoking or vaping – $525+ fine if violated

Primary guest must meet minimum age requirement, provide ID, sign rental agreement and be present during the entire stay

Pet Policy
★ Max 2 Pets per stay
★ Must be 40 lbs or less.
★ $250 flat fee
★ Must be potty-trained, crate-trained, and crated at night and when home alone.
★ Dog owner is responsible for waste pick up and removal
★ Dogs must be on leash at all times when outside
★ Please be aware of the wildlife surroundings; Home Owner is not responsible for lost or injured pets
★ If cabin is damaged by your dog, which includes, but is not limited to, excessive amounts of shedding, furniture that has been chewed on, mud from their feet or unexpected surprises, including fleas, or urine/feces, you will be notified and charged for the excessive wear.
★ No Pets on furniture

Other Things to Note:

No smoking of any kind inside the cabin.

Pets are allowed (please see pet policy below)

No events / No house parties / No bachelor/bachelorette parties, No chaperoned/student/school groups (except by written permission at least 60 days in advance).

Primary Guest must meet minimum age requirement to reserve, rent, and must be present during the entire stay.

-Quiet time is 10:00pm

No occupancy above the stated limit or the number of guests on the booking at ANY time. The number of guests in the booking and Rental Agreement must include ALL adults and ALL children - regardless of age.

Reservations made under false pretenses will be deemed cancelled by Guest without refund.

Guests are REQUIRED to notify us of any damage as it occurs so it may be repaired/replaced before the arrival of the next guest. Failure to notify us may result in deductions from the security deposit for rush or off-hour fees/shipping/labor.

No refunds for weather, road conditions/closures, utility service interruptions, local/regional/national health emergencies, or acts of God; purchase Travel Insurance to provide this coverage if you have concerns -- especially during months of winter weather.

Check-in is 4:00 PM ET and check-out is 10:00 AM ET unless pre-arranged otherwise in advance. If property is not vacated by the checkout time, there is a $75 fee for the first half hour and $100 for each additional hour.

Do not disconnect or relocate any electronics (TVs, DVD players, game consoles, chargers, etc.). - doing so may necessitate a 3rd-party technician service call to restore the items to their proper condition and status for the next guest. An additional $125 fee will be charged for the first hour, with an additional hourly $75 fee. All associated costs with the replacement of missing electronic devices and repair fees will be charged to the guest.

No open fires, flames, or candles, gas grills or charcoal grills are permitted any time on or near the wooden decks unless installed or provided by the Owner.

Hot tub is only for use by guests aged 25+. Guests are required to shower/bathe before using to remove body oils, makeup, hair products, and anything else that may interact with the chemicals or water.

The home may contain such items as a pack-n-play, high chair, condiments/spices, food and other items. Your use of them is at your own risk. Only you are in a position to determine if they are appropriate to use.

Owners reserve the right to install and operate actively recording security devices or image capture/image recording devices anywhere on the property outside of the dwelling for the express purpose of securing the property, driveway, entryway, parking, dwelling and its contents and enforcing occupancy/pet rules. We recognize that privacy is important and no such devices have, or will have, any views of the interior or outdoor spaces where privacy is expected (e.g. hot tub area).

If guests need a clean, or trash removal, mid stay they will need to contact the host and pay additional costs. (E.g. another cleaning fee for a clean or trash removal $50)

Guest concerns and/or complaints should be in writing, whether by text or e-mail AND before departure, allowing the Owners sufficient time to document and undertake reasonable corrections.

Violations of rental policies, occupancy, pet and house rules or Rental Agreement conditions will result in immediate termination of stay with no refund of any kind and forfeiture of Rental deposit.
