Welcome to Sandy Square 103, a 3-bedroom, 2-bath condo on the ground floor of North Ocean City’s oceanfront Sandy Square building. With direct beach access from your private patio, this home is all about simplicity, convenience, and family time.



Start your morning sipping coffee on the patio with the sound of waves rolling in. When you’re ready, step right outside to the sand — no need for elevators or long walks. After a day at the beach, rinse off in the outdoor shower and enjoy a meal at nearby favorites like The Original Crabcake Factory or Blue Fish. Families will also love being just a short drive from Northside Park, where weekly summer fireworks and sports courts create easy outings everyone can enjoy.



Inside, the condo is designed for relaxing together. The open living area includes comfortable seating, a flat-screen TV with streaming capabilities, and plenty of space for games or family movie nights. The fully equipped kitchen offers everything you need to cook meals at home, including full-size appliances, cookware, and a drip coffee maker so you can start each day just the way you like. You may also encounter local wildlife such as seagulls, raccoons, foxes, or the occasional bug. Our homes are treated regularly, but a touch of the outdoors is part of Ocean City’s natural charm.



If something feels off—whether it’s an appliance not working correctly or an unexpected maintenance issue—please let us know right away (a quick photo helps). Our team typically responds promptly and will do everything we can to resolve it with as little disruption or discomfort as possible. While these types of issues don’t qualify for refunds, we’re always here to help and make your stay as smooth as we can.



All rentals include our full linen and towel package. Every bed will be made before you arrive, and each guest receives one bath towel, along with fresh sheets and pillowcases.



Please respect the home as if it were your own. An additional $500 excessive cleaning fee may apply if the property is left in unacceptable condition (for example, requiring cleanup of vomit or urine).
