Welcome to your Southern Utah getaway! This spacious 4-suite villa comfortably sleeps up to 18 guests across 7 beds (plus trundles, floor mats, futon, and sofa bed for extra flexibility). With two thermostats—one upstairs and one downstairs—you’ll enjoy perfect comfort throughout the home. The shared resort pool and hot tub (open until 10:30 PM) are just a short walk away.

The great room features cozy seating for gathering, streaming-ready TV, and beautiful desert views. Upstairs, the loft game room offers endless entertainment: pro-grade air hockey, over 1,000 classic arcade games (Pac-Man, Donkey Kong, Frogger, and more), board games, and a second family space where kids can hang out while adults relax downstairs.

King Suite: European pillow-top mattress, futon couch for extra sleeping, and a large walk-in closet (big enough to set up the Pack ’n Play or floor mats).
Queen Suite: Plush mattress and cozy bedding for the perfect night`s sleep.

Upper Level:
King Suite: Luxe linens, spacious walk-in closet, and a glider/reading nook—ideal for rocking little ones to sleep or unwinding with a book.
Bunk Suite: Two full-over-full bunks (sleeping 8), plus twin trundles (sleeping 2 more). With incredibly comfortable mattresses and a TV featuring the Super Nintendo Classic Edition, this room becomes an instant slumber-party favorite.

Extra options include a futon, sofa bed, Pack ’n Play, high chair, four memory-foam floor mats, and a laundry room conveniently located upstairs.

Parking:
There is no RV parking or overnight street parking in the complex.
ATV trailers must be parked in the garage or driveway, and cars may use the overflow parking spaces across the street. There are 4 boat trailer parking spots at the end of the street available on a first come, first served basis.

Pool toys and freshly laundered beach towels are provided to make packing easier for you. We also have a washer and dryer to keep things fresh during your stay!
The kitchen includes: Crock pot, blender, griddle, rice cooker, hand mixer, panini press, waffle iron, coffee maker, high chair, plastic dishes for the kids, and a full assortment of pots and pans and utensils.

🐾 No Pets Allowed!
🚭 No Smoking or Vaping inside the home. This includes all rooms and common areas.
🎉 No Events or Parties: Large gatherings and events are not allowed. Unregistered guests or visitors are also not permitted—please contact us in advance if you need to make exceptions.
👥 The base rate includes up to 12 guests. An additional $15 per night per guest will be charged for any bookings exceeding that number.
🪑 Please do not move or rearrange furniture.
🗑️ Excessive Trash: Extra fees will apply if there is an excessive amount of trash left behind. Please use the trash bins provided.
🚽 Please do not flush feminine products, wet wipes, diapers, or anything other than toilet paper. The home is on a septic system and flushing these items will cause damage.
❄️ Winter Travel: From December through March, we highly recommend 4WD and snow tires or chains due to snowy conditions and mountain roads.
