-Game Ready: The backyard is completed with lush, year-round artificial turf for a clean, green space perfect for games and sunbathing.

INDOOR COMFORT & ENTERTAINMENT
-Flexible Living Space: Spread out with a comfortable main Living Room plus a separate Lounge/Library Area, perfect for reading, games, or quiet conversation.
-Smart Entertainment: All four bedrooms and the Living Room feature Smart TVs (65" in most rooms!) where you can easily log into your personal accounts (Netflix, Hulu, Amazon Prime, YouTube, etc.).

WALKABILITY & WATER QUALITY
- Walkable Location: Leave the car behind! Enjoy a short, pleasant walk to popular local shops, bakeries, and cafes in the heart of Fruit Cove.
-Premium Water System: Your comfort is our priority! We feature a whole-house filtration and water softening system for excellent bathing. For drinking, a state-of-the-art Reverse Osmosis (RO) filter with a re-mineralization step is installed in the kitchen, providing clean, pure drinking water. (Note: Due to the purifying UV light, the water runs slightly warm for the first few seconds—this is normal!)

Pool is maintained weekly, we're making every effort to clean it before your stay, but occasionally, additional cleaning will be needed due to abundance of foliage around the pool.

AC/heat
for the best HVAC system performance and to prevent the unit from freezing the lowest thermostat setting is 68F and the highest heating setting is 78F.

Garage is currently not accessible for guests.

Occupancy Limit
- Maximum occupancy is 10 guests including kids over 2 years old

Parking Rules
- No parking on the lawn, driveway can accommodate up to 8 standard sized vehicles
- RVs, boats, and trailers may parked on the driveway

Quiet Hours
- Quiet time is from 10:00 p.m. to 7:00 a.m.

Pet Policy
We’re happy to host your pups! Please review our simple pet rules:
- Up to 2 dogs allowed
- $100 pet fee per stay
- No pets on beds or furniture (unless covered)
- Pick up after your pet – bags provided
- Leash required outdoors
- Crate or supervise if left alone inside

Violating these rules or bringing more than 2 pets will result in extra fees or cancellation without refund.

Septic System Notice:
This property operates on a well and a modern septic system. Please DO NOT FLUSH anything other than toilet paper (including feminine hygiene products, wipes—even "flushable" ones—paper towels, or food waste). Failure to adhere to this rule will cause plumbing issues and may result in a repair fee.
