The Space:

This 1-bedroom, 1-bathroom condo is located in the highly desirable Ipana building, offering an exceptional location in downtown Playa del Carmen, just steps away from the famous 5th Avenue. Whether you’re here for work, relaxation, or exploration, this modern condo provides the ideal setting for a peaceful retreat.

Guest Access:

You’ll have full, exclusive access to the condo during your stay. As a guest, you’ll have access to the shared pools with a lounge area and the gym onsite.



The Neighborhood:

There’s so much to see and do around Playa del Carmen -- everything from the beach and beach clubs, water sports like scuba and snorkeling, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (freshwater sinkholes unique to this area!), private yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more! You certainly won’t need a car if you just want to spend time in the center; you’re just a couple of blocks away and to beach clubs like Coralina, Mamitas, Lido’s, and Zenzi.



Getting Around:

The distance from the Cancun International Airport (CUN) to your destination is about 54.5 km or 33.8 miles. It’s best if you pre-arrange private transportation to/from the airport. If you are driving around downtown, just remember there are parking meters you must pay to park and display your parking receipt on the dashboard of your car. Luckily, however, the complex is so centrally-located, you won’t really need to drive! You can also easily rent a bike, take a taxi or ‘colectivo’ (shared-ride vans) where you need to go.

Please note that you are likely to hear construction noise from Monday to Saturday.

WiFi, Smart TV, bed linens, bath towels, and parking are provided free during your stay.



Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked on the day of your arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most.



We provide essentials like toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap to get you started. Just note that these starter items are not replenished.



There is no daily housekeeping service, but if you’d like to arrange for the home to be cleaned during your stay, the service can be arranged at an additional charge.



Guests will be requested to sign a Rental Agreement upon booking confirmation.



A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



Pack 'n play are subject to availability, and there is an extra fee of $10 USD per night.



HOUSE RULES:

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind (tobacco or cannabis) is allowed in the home and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the property's ground.

- Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID upon booking, on check-in day, or during their stay for identity verification.

- Please avoid moving furniture.

- Pets are not allowed at this property.
