Welcome to your relaxing seaside getaway! This comfortable 2-bedroom, 2-bath condo in Building 2 offers everything you need for a carefree beach vacation—steps from the sand, a large community pool, outdoor grills, and a cozy balcony with a partial ocean view.

Whether you're here to soak up the sun, fish off the nearby bridge, or enjoy local charters, this home is the perfect base for your stay.

House Rules

 Minimum age to rent: 25 years old

 Absolutely NO SMOKING in Condo Units, balconies, hallways, pool area, beach, and tiki.

Smoking permitted only in designated smoking areas on east lawn and by dumpsters

(look for signs). Please use provided receptacles. Violators will be fined or evicted

 No parties, events, or gatherings

 Quiet hours: 10:00 PM – 8:00 AM

 Maximum occupancy: 4 persons (including infants)

 Maximum 2 condo units per family/group

 Pets are not permitted on the premises at any time

 Please do not hang towels or clothing from balconies

 Fish cleaning is not allowed in units or anywhere on property

 Please use trash liners and remove all trash on departure

 Please recycle properly, recycle bins are labeled with items that may be recycled

 Do NOT flush wipes, hygiene products, paper towels, etc or put grease down drains

 Please conserve water -- a critical resource in the Florida Keys

These rules are strictly enforced in order to maintain compliance with HOA and Airbnb policies.

Guest Access:

The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.



The Neighborhood:

The neighborhood sits in Marathon, Florida — a laid-back, island-style town in the middle Florida Keys, with easy access to both beaches and bays. Very close to Sunset beach. Convenience is key in this neighborhood, with easy access to nearby shopping centers, restaurants, and entertainment options. Whether you're looking to explore the vibrant dining scene, indulge in retail therapy, or simply unwind in the beauty of nature.



For a relaxing day outdoors: the nearby Crane Point Museum and Nature Center (5 miles away) offers a peaceful nature preserve, walking trails, historic buildings, and a chance to see local wildlife and native hardwood hammock forest.



For a more adventurous outing, you could explore the waters around the Keys — snorkeling, boating, or a sunset cruise are common activities given Marathon’s access to the ocean and bay



Getting Around:

For those arriving by car, the neighborhood offers ample parking options, allowing for convenient access to local destinations.



Additionally, rideshare services such as Uber and Lyft operate throughout the area, providing a convenient transportation option for guests who prefer not to drive. With just a few taps on your smartphone, you can quickly arrange a ride to explore nearby beaches, restaurants, shopping centers, and other points of interest.



For guests looking to soak in the scenic beauty of the area, biking and walking are popular modes of transportation. The neighborhood features well-maintained sidewalks and bike paths, making it easy to enjoy leisurely strolls or bike rides while taking in the picturesque surroundings.



Other Things to Note:

HOUSE RULES:

No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $1000 fine if this rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.



Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your stay. If any issues come up, please let us know so we can try our best to fix it right away!



Our check-in time is 4pm check out is 10 am. There are no exceptions to this rule unless previously agreed upon with the host.



There is a noise curfew of 10 pm. Please, at all times, be mindful of the neighbors and residents around you.



NOTE: There are exterior security cameras at the entrance of the condo for the safety of our tenants and for the security of the residence and our guests. The cameras are all pointing away from the home and are in public view and are recording 24/7.



INSECTS: It is well-known that there are many types of insects around houses in Florida, especially in natural areas. We have hired a pest control company to treat inside and outside of the property regularly to exterminate the insects. However, you are still expected to see insects occasionally which were brought into the house after the treatment through the open-doors and the previous guest's shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects into the house.



HURRICANES / STORMS:

We do our best to work with guests in the event of a named-storm. As a general rule we will only refund or allow a date change if there is;



1) A named Hurricane is directly impacting our property (I.e. We are in the 5-Day NHC “National Hurricane Center” Warning Cone) and where;

2) Local authorities have issued a voluntary evacuation order for our area.



Obviously hurricanes can impact large sections of FL with bad weather during hurricane season (from June 1 to Nov 30), so we tend to keep to the rules above, as in previous years we would get cancellation requests just because of the bad weather that accompanies the storm vs there being any real risks from the storm.



It’s a risk guests take when reserving a home in FL during its 6-Month Hurricane season. AirBnB’s official policy is that they do not refund in areas of the country where there are weather conditions that are common enough to be foreseeable in that location during that time - and AirBnB specifically cites Florida's hurricane season among its examples.



Interaction with Guests:

You are welcome to contact us with questions through the app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
