No parties or excessive noise. We have great neighbors, and quiet hours begin at 10 PM.

Smoking is strictly prohibited inside the villa.

Pet Policy: 3 pets allow per reservation, $150 pet fee for the first dog, $100 pet fee for the second and third dog. NO DOGS ALLOW ON FURNITURE, subject to extra charge if any furniture has damage or pet hair.

Security: The property is equipped with exterior cameras for guest and property safety.

Please respect the maximum occupancy of 10 guests. Unregistered guests are not permitted without prior approval.
Maximum Occupancy
– 8 guests total (adults + children). Day visitors must be pre-approved.
– No parties, events, or gatherings exceeding occupancy limit.

Check-in & Check-out
– Check-in: 4:00 PM | Check-out: 10:00 AM
– Early check-in or late check-out available for an additional fee (subject to availability).

No Smoking / No Vaping
– Strictly prohibited inside the home and on the premises. $500 fine + actual cleaning/damage costs will apply.

Pets
– Pets allowed (including emotional support animals without prior written approval). $500 unauthorized pet fee.

Quiet Hours
– 10:00 PM – 8:00 AM daily. Please respect neighbors (noise-aware community).

Security Cameras
– Exterior cameras (front driveway, front doorbell, backyard) are active for security and compliance. No indoor cameras in living spaces.

Parking
– 4 vehicles maximum (2 inside garage, 2 in driveway). No street parking overnight.

Pool & Outdoor Areas (if applicable)
– Pool hours: 8 AM – 10 PM. No glass containers. Children must be supervised at all times.

Housekeeping & Linens
– High-end linens, towels, and hotel-collection bath products provided.
– Please start dishwasher and place used towels in the laundry room before departure.

Trash & Recycling
– Bins are located in the garage/alley. Please take trash out on designated days (calendar provided at check-in).

Damage & Missing Items
– Guests are responsible for any damage or missing items. Minor accidents happen—just let us know immediately.

Lost & Found
– We are not responsible for lost items, but happy to ship anything left behind (shipping + $25 handling fee).

Thermostat
– Please keep between 68–74°F when away to protect the home and keep utilities reasonable.

Emergency & Maintenance
– 24/7 emergency contact provided at check-in. For non-emergencies, message us via the platform.
