Continuing the open concept in the primary suite, you'll appreciate the privacy windows that blanket the room in plenty of light, as well as the large vanity area and tiled shower.
But perhaps the guest bedroom is our favorite because of all its possibilities! Featuring a queen bunk bed with a double trundle - that's right, we said a queen bunk bed... a queen bed on the bottom, a queen bed on the top, with a double/full trundle tucked underneath. Plenty of room for all of them to share!

This property has (3) TV's total, all of which are equipped with cable.
Many of our rental properties do not have cable packages, but they are equipped with HDMI ports for plug-in streaming devices (such as Amazon FireSticks or Roku sticks). While some TVs have built-in streaming services that do not require a plug-in device, we cannot guarantee this feature on all televisions and therefore we recommend if streaming content is important to you, that you bring your own streaming devices/sticks to be safe.

AMENITIES & USAGE FEES
Sea Colony is an award-winning Beach & Tennis Resort Community, featuring a half mile of private pristine beach, 12 pools (including beachfront & indoor), world class tennis, fitness centers, community shuttle, playgrounds, basketball, walking and biking trails, and year-round security. Sea Colony is ranked among Tennis magazine's Best US Resorts and by Tennis Resorts Online as one of the finest in the world. Note: The Sea Colony Recreational Association requires a per-person fee for guests ages 4 and older. This fee varies by time of year and is mandatory; see bottom of listing for details.
All renters at Sea Colony are responsible for paying an Amenities Fee. This fee includes a recreation badge as well as up to two parking permits per unit and are at the prevailing rate set by the community. A minimum of three badges must be purchased to receive a second parking permit. Children 4 and under accompanied by an adult with a valid pass will be admitted to amenities at no charge. Daily passes are not available. Passes are only available in week-long terms. 1st Choice Properties is not responsible for the cost or availability of amenities.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and Vrbo.

MISCELLANEOUS
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; bath towels, hand towels, and wash cloths for you and your guests; and bathmats for all full bathrooms.. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

RULES AND REGULATIONS
No pets, smoking, vaping, or events are allowed.
Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes or keys for the property will be available precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
