Welcome to Surfer Rosa — a newly renovated beach house thoughtfully designed with families in mind. This is our personal family retreat, not just a rental, and we truly love this home. We are so excited to share it with you.

We are in an amazing location close to everything, while still offering enough privacy to truly have the best of both worlds. Surrounded by fantastic restaurants and shopping on both sides of us, you're right in the middle of it all — yet tucked away enough to relax and unwind.

We're a short bike or golf cart ride to Seaside, and just minutes from the beach. It truly doesn't get more convenient than this.

House Rules & Rental Agreement

We are so excited to host you and want you to have an amazing stay. To protect our home and neighbors, please review the following:

1. Age Requirement
Primary renter must be 25 years or older and must be present for the entire stay. No exceptions. No third-party bookings.

2. Maximum Occupancy
Maximum occupancy is 8–9 guests at any time. No big events, or gatherings without prior written approval.

3. No Parties or Events
This is strictly a no-party home.sorry! No large gatherings, teen-only rentals, big parties, or event hosting.

Violation of this rule may result in:
• Immediate termination of stay
• Removal from property without refund
• Additional fees for damages or extra cleaning

We love fun — just not a big party house here. 😊 

4. Quiet Hours
Please respect our neighbors. Quiet hours are 10:00 PM – 8:00 AM in accordance with local regulations. Noise complaints may result in removal without refund

5. Pool Safety
• Swim at your own risk.
• No lifeguard on duty.
• Please know how to swim.
• No intoxicated swimming.
• Children must be supervised at all times.

Guest assumes full responsibility for pool use.

6. Furniture & Linens
Please do not sit on linen couches or furniture with sunscreen, suntan oil, or wet clothing. Excessive staining may result in additional cleaning or replacement fees.

7. No Pets
No pets of any kind due to severe family allergies. Unauthorized pets will result in additional cleaning fees and possible termination of stay.

8. Golf Cart & Bikes
Guests assume responsibility for safe operation of the golf cart and bikes. Drivers must be licensed. Guests are responsible for any citations, damage, or misuse.

9. Damages
Guests are responsible for any damage beyond normal wear and tear. Report any issues immediately so we can address them quickly.

10. Bote Board
If using the Bote board, please rinse and return it after use.
