The Carriage House offers a private, thoughtfully designed escape tucked right behind the Main House. Inside, you’ll find a full kitchen, a comfortable king bed, and a private bathroom with a walk-in shower. Every detail has been carefully curated, giving the space a warm, welcoming feel perfect for solo travelers, couples, or anyone wanting a warm coxy get away to unwind and relax.
Guests can enjoy the shared backyard, plus all the charm of Springfield just minutes away.
Small, stylish, and full of thoughtful touches — the Carriage House is a cozy hideaway that pairs perfectly with the Main House or stands beautifully on its own.
Guest Access:
Roadside parking - Carriage house entrance is available through the side gate to the right side of the Main House when front facing. Guests have private access to the entire home, including a full kitchen, laundry room, and outdoor space. High-speed Wi-Fi and smart TVs are provided so you can stream, work, or relax with ease.
The Neighborhood:
Nestled in Springfield, one of Jacksonville’s most charming historic districts, you’ll be close to local coffee shops, breweries, art murals, and award-winning restaurants. Take a leisurely walk through tree-lined streets or explore nearby parks for a true taste of the neighborhood.
Getting Around:
There’s street parking at the property, and rideshares like Uber and Lyft are easy to catch. Downtown, the stadium, and the Riverwalk are all just a short drive away, making it simple to explore everything Jacksonville has to offer.
Other Things to Note:
We require every guest who books a listing with us ("the booker") to fill out a check-in form which includes reading and signing our rental agreement. As part of our check-in process we require all guests to provide us information about them / their stay with us. This includes uploading a valid, unexpired government issued identification card and a "selfie" (picture showing one's face typically taken using one's phone camera).
This process is similar to checking into a hotel and we hope you understand that this is necessary since we typically do not have staff on site to validate a guest's identity. If you aren't comfortable with this then we recommend you book a property with another host since completing the check-in form (which includes uploading a non-expired ID, selfie, and reading/signing our rental agreement) is required before we can send you check-in information.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
If you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good, but you may notice an occasional dog hair here and there.
We do charge a pet fee of $40/night/ pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
*If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.*
Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine and call the police to end it immediately. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation.
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
*Smoking is strictly forbidden anywhere on the property - the house, front or back yard*
*If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee*
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
