- The primary guest must be at least 25 years old and present for the entire reservation.
- Pets are not allowed.
- Smoking is not allowed in the premises.
- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- There is 1 parking spot in the driveway. Additional parking is available behind the gate for 2 more vehicles.
- Tesla EV charging is available. Kindly bring your own adapters
- A period of quiet hours spans from 10 pm to 7 am.
- No parties are allowed.
- Unauthorized events or parties are not allowed.
- Fireworks are not allowed.
- There is a bbq grill on site for guest use. We kindly ask you to bring your own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect. You can check for burn bans on the Texas A&M Forest Service website.
- Please place all trash in the designated trash bins/cans. No plastic bags in recycling bins.
- If any furniture is moved, please place it back in the original space where it was found.
- There are security cameras on the exterior of the property. Please do not tamper with them.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- Additional fees may be incurred if personal items are left behind.
- There are animals raised by locals near the property. Should they cause any noise disturbance, please notify us promptly.
Pool Rules:
- Cowboy pool should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times.
- The pool is not heated.
- No glass or food is allowed around the pool area.
- Please place the covers back on the Cowboy Pool and the grill after each use.
- Please keep the fence gates closed at all times for water safety. (Cowboy Pool)
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
