• Summer: Boat, tube, swim, and float the day away right from your own shoreline and dock. Launch at the nearby public ramps, then tie up at your mooring buoy when you return.

• Winter: Plowed year-round access—bring your tip-ups for ice fishing, hit nearby ORV/snowmobile trails, and cozy up by the fireplace with hot cocoa after a day outside.

The dock and boat mooring buoy are typically installed May 1–October 1 (weather dependent), giving you a beautiful summer and shoulder-season setup on the water.

• Shoreline: 78’ of private, exclusive Higgins Lake frontage! Firm, pebbly entry that turns sandy a few steps out—great for wading, floating, and kids who like to play in the shallows, but not a traditional sand beach.
• Dock: Approx. 70’ dock (installed about May 1–October 1).
• Depth: About waist-deep at the end of the dock (varies with water levels).
• Boats: Tie your boat to the mooring buoy set in at least 36" of water (suitable for many deep-V drafts).
• Kids: Gentle depth drop-off makes it easy to swim and play right off the dock.

• We give guests space but are available if you need anything.
