bedroom rental in rarely occupied house

This is my cute little guest house with 3 bedrooms (renting just one of these bedrooms) and 1 1/2 bathrooms. My nanny stays in one of the bedrooms. You will have access to the whole house and I am renting this bedroom that has a double/full bed, dresser and a closet. There is a washer and dryer in the house. Wifi available. TV in the living room. It is fully furnished and stocked kitchen. Take note the nanny mostly only cooks in our house therefore the house is basically unused other than the nanny’s bedroom.
This is a Little home near Lake Delta. It is in a safe and quiet neighborhood and it is on a small road right off the busy road. The house is fully equipped. Owners are next door. The house is a raised ranch/split level style of house. Living room, dinning room, kitchen and half bath are upstairs. Whereas the downstairs has 3 bedrooms and a full bath. Everything in the house is renovated except for the kitchen (which has all new appliances). There is a little garage that our nanny will use for our car in the winter. Otherwise it can be used for some basic storage.
Take note the fireplace is not useable. There is a split in the dinning room with available AC and heat. Each bedroom has its own electrical thermostat for heat.
