The Space:

Charming cozy house in Midtown neighborhood, fully renovated and equipped with 2 UHD 55’’ and 43’’ Smart TVs, smart Thermostat( forced air) throughout the house, 2 beautiful bathrooms one has a bathtub and the other has a stand shower. Backyard is fully fenced and provides complete privacy and contains a propane BBQ grill.



Guest Access:

This property can accommodate different guest counts depending on the type of group and sleeping arrangements.This spacious home features 2 bedrooms with thoughtfully arranged sleeping options, ideal for large groups.

For family groups, the property can accommodate up to 6 guests using the Sofa Beds and shared sleeping arrangements.For worker crews, contractor groups, or guests requiring individual sleeping arrangements, occupancy is strictly limited to 4 guests maximum, with no exceptions.

Please note that all beds are provided with clean bedding and linens upon arrival. Additional bedding, blankets, pillows, or extra linens and bedding for Sofa bed are not provided.Access to backyard and amenities( washer, dryer, washing machine, Propane grill, outdoor dining.



The Neighborhood:

Charming cozy home in a quite and walkable neighborhood. 8 minutes to Washoe golf course, 5 minutes to Truckee river, 45 minutes drive to stunning Lake Tahoe. Walking distance to Midtown charming Cafés , restaurant and bars.



Other Things to Note:

Important NOTE: Please note that Reno area is a ski destination with great ski resorts around.

visitors need to be prepared for harsh weather conditions, road closures and always check the weather forecast and plan ahead.

We do recommend to start your travel, early in the morning if possible and before it gets dark, to minimize any road hazards. Also driving AWD/4WD vehicles with tire chains are recommended.

So please be prepared because we can’t provide any refunds for cancellations due to storms and road closures.



We are not responsible for any of your packages or deliveries. You are responsible for any missing packages.



Interaction with Guests:

Mail and Delivery Disclosure



Dear Guest,



As part of our policy, we do not provide mailbox keys to guests. Please be aware that if you order items small enough to fit in the mailbox, they may be delivered there, and you will not be able to retrieve them. Additionally, we kindly ask that you refrain from using the listing address for your mail.



For your convenience, we recommend obtaining a PO Box to ensure your items are delivered securely and can be retrieved at your convenience, giving you peace of mind.

📌 Reservation Changes, Early Check-Outs, and Moving Dates



Please note that shortening your reservation, checking out early, or requesting to move your stay to different dates is treated the same as a cancellation. Once your reservation begins, the dates are blocked exclusively for your group, and we are unable to guarantee rebooking the unused nights on short notice — even during high season.



We operate under a rental arbitrage model and carry fixed costs including rent and daily operational expenses for each property. Because of this, we cannot afford to leave the home vacant, and therefore cannot offer refunds or date changes after the reservation has started.

Please note that Reno area is a ski destination and skiing comes with snow and road closures, we wait the entire year for the snow and skiers so that we can balance our income and run our rental arbitrage business, visitors needs to be prepared for harsh weather conditions and they should always check the weather forecast and plan ahead, be prepared start your travel early in the morning if you can to make sure you will get to Reno before the Sun Set when the weather starts being harsh, be prepared to have AWD/4WD vehicles with tire chains and longer travel times (sometimes over 8 hours) or rerouting to get here sometime from a longer route.

So please be prepared because we can’t provide refunds for cancellations due to storms and road closures.

You’re welcome to book the listing for your crew, but please note that the house cannot be subleased or rented out to others.House is set up for self check in but Please contact me through the app for any issues or concerns before or during your stay.

Please note that our crew have access to the backyard for landscaping or taking care of the trash cans, but for any other interior maintenance we will definitely notify our guests ahead of time.
