Tucked along a quiet canal that winds through the heart of Sparks Marina, our waterfront home offers more than just a place to stay—it offers a feeling. The kind you get when you step out onto the patio in the morning and hear the soft sound of water, when you catch the golden light dancing off the canal at dusk, or when you gather around the fire pit with people you love and a cool drink in hand.

The moment you walk through the front door, the space welcomes you with a sense of calm and ease. It’s open and airy, with thoughtful touches around every corner. The kitchen—spacious and fully stocked—feels like the heart of the home. Granite countertops, a gas range, and high-end appliances set the scene for everything from casual breakfasts to dinner feasts, with a large dining table just steps away, ready for laughter, stories, and shared meals.

The living room invites you to unwind. A soft leather sectional wraps around the fireplace, just begging for movie nights, naps, or late-night conversations. A smart TV with all your favorite streaming services is ready for entertainment, but more often than not, you may find yourself just enjoying the warmth of the fireplace and the view through the back windows.

Downstairs also features a game room where friendly competition sparks over a game of foosball or a round of old-school board games. A half bath nearby adds convenience, and the two-car garage (plus driveway) makes arriving and coming and going as easy as can be.

But the real charm begins when you step out back. The patio overlooks a calm canal that feels like your own private slice of the marina. There's a fire pit for chilly evenings, a BBQ for easy outdoor meals, and a dining table perfect for sunset dinners. From here, a private dock leads you right to the water—and yes, kayaks are waiting for you. Paddle out at sunrise, drift through the canals like you’re in your own little version of the Tahoe Keys or Venice, or simply sit dockside with your morning coffee and watch the light shift across the water.

Upstairs, the primary suite is a peaceful hideaway. A king bed, walk-in closet, and French doors open to a private balcony overlooking the harbor—one of the best spots in the house for quiet mornings or evening wine. The ensuite bathroom feels spa-like, with a jetted tub, dual vanities, and a large walk-in steam shower with dual shower heads that melt the day away.

The second bedroom, set up with two trundle beds, is perfect for kids or groups, offering four full-size beds in total. Down the hall, you'll find three more guest rooms—each with their own personality and cozy charm. One has a full bed, another has a full bed and TV, and the last features a queen bed with a mounted streaming-ready TV. A full hallway bathroom with dual sinks and a tub/shower combo makes it easy for everyone to get ready, and the full laundry room with washer, dryer, and utility sink helps you pack light and stay fresh.

The neighborhood itself adds to the experience. Sparks Marina is peaceful and walkable, with trails that circle the lake, opportunities for boating and swimming, and stunning views of the Sierra Nevada mountains in the distance. You’re just minutes from local restaurants, shops, an IMAX theater, and Wild Island Waterpark—but it’s just as easy to spend your whole day paddling, reading on the balcony, or strolling along the shore.

We’ve designed this home to offer comfort, warmth, and a touch of that vacation magic, and we’d love for you to experience it.

During your stay, you'll have access to the entire house, garage, and back patio area with a private dock.

Just steps from the home, you’ll find walking and biking trails winding around the 77-acre lake, a dog park for furry friends, and plenty of spots to relax by the water. Enjoy kayaking, boating, or fishing right in the marina, or take a leisurely stroll to nearby shops, restaurants, and entertainment like an IMAX theater and family-friendly waterpark. With beautiful views of the Sierra Nevada mountains and easy access to downtown Reno, Sparks Marina is a peaceful yet vibrant spot where every day feels like a getaway.

Air Travel: Reno-Tahoe International Airport (RNO) is approximately a 10-minute drive (4.9 miles) away, making arrivals and departures hassle-free.

Lake Tahoe & Ski Resorts: For outdoor enthusiasts, Lake Tahoe is about 63 miles (~1 hour) away. Nearby ski resorts include Heavenly Mountain Resort, Northstar California Resort, and Squaw Valley Alpine Meadows. These destinations offer world-class skiing, snowboarding, and breathtaking alpine views.

Local Attractions & Shopping: Legends at Sparks Marina, a premier shopping and entertainment center, is just a short drive away. It features a variety of shops, restaurants, and attractions. Additionally, Wild Island Family Adventure Park, located at 250 Wild Island Ct, offers a water park, go-karts, miniature golf, and more for family fun.

Transportation Options: Uber and Lyft services are readily available in the area, providing convenient transportation options. The neighborhood is also pedestrian-friendly, with walking and biking trails nearby, allowing for easy exploration of the local area.

University of Nevada, Reno (UNR): For those visiting the university, UNR is approximately a 20-minute drive (10 miles) from the property.

In the wintertime in Sparks, Nevada, there may be snow and ice conditions. The streets are plowed frequently, but depending on conditions, tire chains and/or a 4-wheel drive may be necessary to reach our home. Please note that no refunds will be provided due to weather or snow conditions, or inadequate preparation for winter driving.

- Smoking is NOT allowed anywhere on the premises.
- Small dogs and cats are allowed. All dogs must be kept on a leash throughout the neighborhood.
- Quiet hours are from 10pm – 8am each day.
- NO PARTIES OR EVENTS (this is a quiet, shared neighborhood and there will an $1000 fine for any reported parties or noise complaints)
- Loud, rude, obnoxious, disrespectful, or disorderly behavior is not allowed at any time. We will give one courtesy warning for any such behavior. If such behavior continues, you and your party can be evicted without refund.
- Normal cleaning fees are included in all rental rates, however additional billing will occur for any excessive/abnormal cleaning, damages, or missing items.
- Please do not dispose of any excessive waste at the property (more than about 2 trash bags per day) or bring large items that you intend throw away. Failure to comply will result in a fine of $1000.
- Please make sure to fully turn off the BBQ and fire pit after use
- The Kayaks are used at your own risk and we won't be held liable for any accidents. You MUST wear a life jacket while using the kayaks.
- Please do not use the white towels on the floor, on kitchen surfaces, or for cleaning make up—there are kitchen/make up towels and paper towels provided
- Please do not have packages or mail delivered to the home
- Please make sure doors and windows are closed & locked when leaving the unit.
- Linens, blankets, and towels are not to be removed from the home. Please do not take these items to parks or outdoor venues.
- Please do not set the AC below 68 degrees, as it can cause issues with the cooling system.
