Guest access
The entire space is yours to enjoy aside from a locked storage cabinet. NO PARTIES or over-occupancy allowed.
Spa/Pool Heating
- Pool heating up to (80°F), spa heating up to (102°F) is available for an extra fee.
- Either can be heated for $100/day.
- Please let us know prior to arrival which days you would like the pool/spa heated as it takes time for the water to heat up. Thank you
Other things to note
Here are some important house rules that we need to ensure you are fully aware of and agree to before booking:
1. No Smoking (Including Weed): Smoking of any kind, especially weed, is strictly prohibited indoors. Any buds, littering, or smoking smell will result in a $500 fee.
2. Guest and Visitor Policy:
- The number of guests listed on your reservation includes the total number of people allowed on the property at all times (this includes both overnight guests and visitors).
- For example, if your reservation is for 8 people, this includes all guests and visitors combined, even if the visitors do not stay overnight.
- Additional guests or visitors beyond the reservation are NOT allowed.
- The maximum occupancy of the property, including both guests and visitors, is strictly capped at 12 individuals.
3. Noise Policy: Our home is equipped with a noise sensors. Quiet hours are observed from 9 p.m. to 8 a.m. Please be considerate of our neighbors and avoid gathering outside during these hours. While interior noise is permissible, it SHOULD NOT be audible from outside. NOISE COMPLAINTS WILL result in IMMEDIATE eviction without refund and ADDITIONAL FINES of $1000. Please note we absolutely DO NOT TOLERATE PARTIES.
4. Parking: A maximum of 4 cars is allowed on the property at any time. No additional vehicles are permitted.

Additional rules
We are delighted to host you and hope you enjoy your stay. To ensure a pleasant experience for everyone, we kindly ask that you treat our home with the same level of care and respect you would your own.
1. Check-In / Check-Out:
Check-in: Begins at 4:00 p.m. Early check-in is permitted only if the property is cleaned and ready, with prior approval.
Check-out: 11:00 a.m. Late check outs require a 24-hour advance notice for approval. If approved, the late check out fee is $75 per hour. Please let us know in advance and we will try our best to accommodate you.
2. Security Cameras:
External cameras are installed solely for property protection. One in front and one in back (e.g., a ring camera is positioned to monitor doorway.)
3. Noise:
Our home is equipped with a noise sensor. Quiet hours are observed from 9 p.m. to 8 a.m. Please be considerate of our neighbors and avoid gathering outside during these hours. 4. No Shoes:
To keep our space clean and comfortable for all guests, we kindly ask that shoes be removed upon entering. Guests will be responsible for deep floor cleaning if shoe prints are found.
5. Pet Policy:
We welcome small to medium-sized pets with a pet fee of $289 per pet. Kindly inform us ahead of time if you plan to bring a pet. Please be aware that additional charges may apply for any permanent stains or furniture damage found upon checkout. Thank you for your cooperation and understanding!
6. Pool/ Hot Tub Heating Policy:
To ensure a comfortable and enjoyable experience, we kindly ask that guests request pool or hot tub heating in advance. Please notify us at least 24 hours before your arrival, as it takes time to prepare and heat the pool or hot tub to the optimal temperature. Pool can heat up to 80°F (27°C) and the spa up to 103°F (39°C). Either can be heated for an additional $100/day. Thank you for your understanding.
7. Parking:
The maximum number of cars allowed on property is 4 cars. NO ADDITIONAL CARS ARE ALLOWED TO PARK ON THE PROPERTY AT ANY TIME.
8. Smoking:
Our property is strictly non-smoking indoors, including tobacco, marijuana, cigars, e-cigarettes, vape pens, and hookahs. Smoking is only permitted in the backyard area. Please dispose of cigarette butts in the trash; littering on the ground is prohibited. A $1000 fee will be charged for smoking violations, assessed after checkout.
9. Donât Leave Food Out:
To prevent pests, especially during hot summers, please store all uneaten food in the refrigerator and try to dispose of trash and crumbs daily. Despite regular pest control, the hot weather can sometimes still lead to bugs finding their way in if food is left out! Extra trash bags, rags, and cleaning supplies are available under the sink for your convenience.
10. Lost and Found:
We cannot be held liable for any lost, misplaced, stolen, or damaged belongings, including those left behind after your departure.
11. Damages or Theft:
Guests are responsible for any damage or theft occurring during their stay, including damage to rooms, fixtures, furnishings, arcade machines, and equipment. We reserve the right to charge guests 120% of the necessary costs incurred to rectify any damage or loss. This may include property damage, missing items, smoking fees, cleaning fees, and guest compensation.
By booking this property, you acknowledge that you have read, understood, and agreed to comply with these rules. Please note that any violations, such as hosting events or parties, smoking indoors, bringing pets without approval, or misrepresenting the number of guests, may result in additional charges upon checkout and or eviction without reimbursement.
