We had a family group of eight people and really had a wonderful time. Had a few issues, but the host responded quickly. It was nice to find such a large and a good property that was pet friendly as well. Loved the location.

Check in was easy, the house was in excellent conditionand we had a wonderful stay here in Dunedin FlandThe property manager was very helpful and prompt with solving any minor issues that came up.

This is a wonderful house, great for family’s with pets, but our visit had several issues that should not occur with an expensive luxury rental.First we arranged an early 10am check in that was confirmed via Vrbo messaging. On arrival at 11am the gate code provided did not work. After trying it multiple times PMI helpfully told us to try the code again. I finally sent my son to climb over the gate which was actually held shut only by a brick and not connected to any opener.At entry door, the code did not work, and we waited about 45 min to be connected to Audrey with a Santa Monica phone number who activated our door code. Inside, the temp was 82 with a thermostat set at 78. Calling PMI, an AC company was set for 4-6 pm. Waiting for them in the hot house, they arrived at 5:37pm and spent till 7:05 working, telling me they were at the property 2 weeks ago and told owners both AC units needed to be replaced as they were “really old”, and used almost all their Freon to try to get unit to work for our 4 day visit. A sign on the wall recommended setting unit at 74 with a 72 minimum to prevent AC breakdown also suggests this is a known issue, although PMI told me it was the guest house unit that was previously serviced ( that was perfect throughout our stay). It took almost 3 days to get temp down to 72 with outside temps in the 90s.Otherwise property was spacious, entirely fenced for dogs to run around, great theater room, but don’t recommend in summer until new AC unit

We understand how frustrating it was to experience issues upon arrival, particularly after arranging an early check-in. While our team worked to resolve the access issue as quickly as possible and coordinated an HVAC technician to visit the property the same day, we recognize that these inconveniences impacted the start of your vacation. Regarding the air conditioning, as with any mechanical equipment, unexpected issues can arise despite regular maintenance. As soon as we were made aware of the concern, we arranged for a licensed HVAC technician to diagnose and service the system. We would also like to clarify that this was not a recurring or known issue with the property. The sign recommending a thermostat setting of 74°F with a minimum of 72°F is standard across all of our homes and is based on guidance from licensed HVAC professionals. In Florida's extreme summer conditions, operating residential air conditioning systems below 72°F for extended periods can increase the risk of the evaporator coil freezing, potentially leading to equipment failure. It is a preventative guideline rather than an indication of an existing problem, so the conclusions drawn in the review are not accurate. We sincerely apologize for the inconvenience and appreciate you choosing to stay with us.

Lovely place especially if you have dogs. The dog park was awesome my dogs loved it. Big fenced in yard. Very clean and easy location to find. I'd book again!
