Like most mountain homes in Colorado, the house doesn't have AC. In Evergreen, CO, cool mountain air and high elevation keep temps comfortable, rarely exceeding 85°F. Use fans and open windows at night, then close up in the morning to stay cool all day.
★ WILD ANIMALS★
Wild animals like bears, moose, deer, elk, and mountain lions frequent the area. DO NOT LEAVE FOOD OR DISHES OUTSIDE, and avoid using candles, incense, or perfume. Bears are attracted to scents and will cause serious damage.
PET POLICY
We welcome well-behaved dogs under 50 lbs. with prior approval. We have a fenced-in pet area to the back of the house just perfect for your fur babies to enjoy.
- Pets allowed with PRE-APPROVAL only. Please inform us ahead of time.
- Limit: Max 1–2 well-behaved dogs. No puppies under 1 year.
- Max 50 lbs. per dog
- Pet Fee: $125 per stay (along with certain refundable deposit).
- Rules:
- No pets on beds or furniture.
- Pets must be crated if left alone inside.
- Must be house-trained and up-to-date on vaccinations.
- Pick up after pets immediately (indoors and outdoors).
- No excessive barking or aggressive behavior.

Should any damage to furniture, carpet or home be caused by a pet, the guest will be expected to remedy/charged accordingly.
**IMPORTANT NOTE** Guests are prohibited from unplugging the Cameras, Wi-Fi modem or disturbing the Wi-Fi system as this may cause damage to the unit. Unplugging or tampering with the Wi-Fi system will result in a minimum fine of $250. The smart devices in this home heavily rely on Wi-Fi to properly function.
GUEST COUNT
Please ensure you provide an accurate guest count when making a reservation. We use a third-party monitoring service that utilizes outside cameras to verify the number of guests on the property. If the number of guests exceeds the reservation count, a $200 fee per person, per night will be charged for each unauthorized guest. Only registered guests are allowed to enter the property. Any other visitors must obtain prior permission before entering and violation will result in a minimum of 250 or more.

Very unlikely, but you may see property maintenance for snow removal, hot tub service, Internet or other exterior property upkeep. These companies are busy and cannot provide exact dates or times. If you see maintenance on-site, there is no need for an alarm. Snow removal is scheduled based on snowfall amounts and cannot be rescheduled. You may be asked to move your car to allow driveway clearing and shoveling.
WINTER ARRIVALS:
The driveway to reach the house is somewhat steep and we require all guests to have 4WD, or a high-clearance AWD vehicle from November through April. We do have a snow removal service and they are reliable but might not always be available to clear the snow just in time for your arrival or departure. We also frequently add ice-melt to the driveway to keep it in the best condition possible in the winter.
Regardless, please be prepared for potential winter driving conditions during these months. Guests arriving with improper vehicles and driving equipment (2WD, low-clearance or poor tires) in the winter months will have a difficult time reaching the property and we are not responsible for any issues encountered.
NO SMOKING:
No Smoking anywhere on the property even outside because of the risk of fire danger. Any guests caught smoking anywhere on the property, during their stay will be evicted and fined $650. If the house smells like smoke after departure, guests will be charged a $1000 fine.
NO PARTIES:
Parties are strictly prohibited at the property. Any violation will result in immediate eviction and a $10,000 fine, as stated in the house rules.
SAFETY:
Please remember that this property is located in the mountains, and wildlife may be nearby. Always exercise caution and please avoid feeding the wildlife, leaving food or trash outside, and be sure to keep doors and windows locked at all times.
Since the property is in a natural mountain environment, you may occasionally encounter flies or bugs, despite our best efforts to maintain a pest-free space. We appreciate your understanding and encourage you to keep doors and windows closed when not in use to help minimize their presence.
