Travel Insurance/Cancellations: Highly recommended. No refunds are provided outside of the cancellation policy. Date changes are treated as cancellations if the new date is later. Check the booking site for details.

Please note that we may collect additional information from you after confirming your booking (usually an email address) in order to comply with local regulations and to provide the best possible experience.

Very unlikely, but you may see property maintenance for snow removal, hot tub service, Internet or other exterior property upkeep. These companies are busy and cannot provide exact dates or times. If you see maintenance on-site, there is no need for an alarm. Snow removal is scheduled based on snowfall amounts and cannot be rescheduled. You may be asked to move your car to allow driveway clearing and shoveling.

PET POLICY

We welcome well-behaved dogs under 50 lbs. with prior approval. We have a fenced-in pet area to the back of the house just perfect for your fur babies to enjoy.

- Pets allowed with pre-approval only. Please inform us ahead of time.
- Limit: Max 1–2 well-behaved dogs. No puppies under 1 year.
- Max 50 lbs. per dog
- Pet Fee: $125 per stay (along with certain refundable deposit).
- Rules:
- No pets on beds or furniture.
- Pets must be crated if left alone inside.
- Must be house-trained and up-to-date on vaccinations.
- Pick up after pets immediately (indoors and outdoors).
- No excessive barking or aggressive behavior.

Restrictions:
- No cats or other pets.
- No unapproved pets.
- Violations may result in fines, additional cleaning fees or cancellation.

Should any damage to furniture, carpet or home be caused by a pet, the guest will be expected to remedy/charged accordingly.

Guest access - Entire house except for 2 closets.
Parking is available in the driveway for up to 3 cars. The driveway is slightly steep, AWD or 4WD will be required in the winter months (October-May).

# WINTER ARRIVALS ❄️
From November through April, **AWD or 4WD with good winter tires is required** due to mountain conditions.
We provide professional snow removal and regularly treat the driveway with ice melt, but weather in the Rockies can change quickly. Guests should be prepared for winter driving conditions.
Vehicles that are 2WD, low-clearance, or not equipped for snow may have difficulty accessing the property. We appreciate your preparation to ensure a smooth arrival.

For safety and insurance compliance, we use exterior cameras to verify occupancy. Only registered guests are permitted on the property unless prior approval is granted.
