Pickleball Court | Sleeps 15 | 5 Min to Beach

This is a house for the trip where everybody comes. Grandparents, the toddler, the teenagers who will not speak to anyone before noon, and both dogs. 15 people across 5 bedrooms and 9 beds, with 3 full bathrooms and a half bath, so nobody's negotiating for the shower. The beach is a 5 minute walk.

The house sits up on stilts like most places out here, which turns the whole ground floor into shade. That's where the tiki bar and the fire pit are, next to the court.

WHAT'S OUT BACK

A full-size pickleball court that flips to basketball, with paddles and balls already here. It's the thing guests talk about most, and it's usually where the whole group ends up after dinner. Fire pit with the propane stocked, fenced yard, patio, and a table for eating outside.

WHAT'S INSIDE

Game room with two arcade machines and air hockey, which earns its keep on a rainy afternoon. Living room open to the kitchen with a TV and board games.

SLEEPING

Bedroom 1 king. Bedroom 2 queen. Bedroom 3 has two twin-over-full bunks and sleeps 6 on its own. Bedroom 4 queen. Bedroom 5 is a flex room with a twin-over-full bunk.

TRAVELING WITH LITTLE ONES

High chair, travel crib and stair gates are already here, so that's three things you don't have to load in the car. Dogs are welcome and the yard's fully fenced.

KITCHEN

Island and a breakfast bar. Stove, oven, dishwasher, microwave, fridge and freezer. Drip coffee maker and a Keurig, because a big family never agrees on coffee. Coffee's here too. Toaster, blender, all the basics, wine glasses, BBQ stuff. Washer and dryer, WiFi, central air and heat, ceiling fans and room-darkening shades for anyone trying to nap a baby.

QUIET HOURS AND NOISE MONITORING

Daytime is meant to be loud. Kids yelling on the court, music at the tiki bar, an air hockey game that gets out of hand. That's what the house is for.

At 10pm that changes, and we'd rather be clear about it up front.

The HOA sets quiet hours from 10pm to 8am. There are two sound monitors here, one in the living room and one in the backyard. They read volume only. They don't record audio or conversations, and there's none in any bedroom or bathroom. But they don't miss, and they run every night.

They're set at the exact point where a neighbor can't sleep, not at the level of a family enjoying themselves. A house full of people around the fire pit never trips them. Music cranked up, or a yard full of people yelling at 1am, trips them right away.

If that happens you get one message from us, and if the level doesn't come down the stay ends that night. Our neighbors live out here year round and no single booking is worth losing that.

On a family trip none of this will ever come up, and the quiet works in your favor too. Nobody's throwing a party next door either, so the little ones actually sleep. After 10 it just moves inside. Fire pit conversation, air hockey, a board game past midnight, all fine by us.

GETTING AROUND

Beach is about a 5 minute walk, and beach towels and boogie boards are already here. Most guests rent a golf cart while they're out, and it's worth it. Restaurants and a grocery store are close.

Two honest heads ups. Mosquitoes get bad in early summer, so bring spray. And the big holiday weekends back the traffic up getting off the peninsula, so leave extra time heading home. Weekdays out here are quieter and far less crowded.
