First class, newly renovated 1,000 square foot Guest House on an elegant, gated estate with exquisite landscaping. The beveled glass windows and wisteria at the entrance give it old world charm. Inside you will find a large, fully appointed chef's kitchen with gorgeous granite countertops and first class appliances. Step outside to your private patio with a BBQ and a bistro table. Walk around the 1.5 acres of themed gardens, fountains, hang-out spots and organic vegetables available for you.
AGE REQUIREMENTS. In order to reserve a stay at Avalon Place, you must be at least 25 years old and provide an ID to verify your age. Children under 18 are welcome when accompanied by a parent or guardian. Avalon Place discourages guests under 25 from staying unless accompanied by a responsible adult.
PARKING. Parking on the street is strictly prohibited for short term rentals in Nevada County. There are 8 parking spots in total on the property with up to 2 spots reserved for the Guest House. If the Guest House is not occupied, all 8 parking spots can be used by Manor House guests. Please make sure that the number of cars arriving for the reservation fit in the designated parking areas. All vehicles parked on the property must be able to enter and exit freely for safety reasons. Cars must not block in other cars or be parked in way that obstructs the circular driveway. Parking is not allowed on the driveway leading to the Owner’s Cottage.
PARTIES & EVENTS. No parties or events unless expressly approved by the Host.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. Portable speakers are not allowed outside.
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall noted in the reservation. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination or a fee of $50 per guest.
SUBLETTING. The guest does not have the right to sublet the Premises.
PRIVATE PROPERTY. Do not damage or remove anything from the property. Any items damaged must be immediately reported to the property owner.
CHECK-IN/CHECK-OUT. Check-in starts at 4:00 pm and check-out is at 11:00 am. Early check-in and late check-out can be arranged with the host for an additional fee. Guests overstaying will be charged $25 per hour (or any increment thereof.)
PET POLICY. The pet fee is $35 per pet and is charged with the reservation. Pet owners must bring their own pet supplies including food, bowls, and beds. Pets are not allowed on the furniture or beds. Excess pet hair found on linens or furniture will incur a $25 cleaning fee. Pets may not be left alone in the house.
INTERNET. Wireless internet is provided as a courtesy. Services can sometimes be erratic. Please report any service issues to the Host and we will contact the provider to for help. We are not responsible for internet issues and we do not provide refunds for internet service problems.
ENTRY GATE. The entry gate must be closed when not passing through. Do not prop open the gate under any circumstances.
SMOKING. Smoking of any kind is prohibited in the residence. Smoking is allowed outside provided the guest is 15 feet from the building. Guests must clean up cigarette buts. Violations of the smoking policy will incur a $150 fine plus any cleaning and repair costs.
CONSUMABLE AMENITIES. Initial supplies of amenities like coffee, tea, creamer, hot cocoa, cooking oils, mayonnaise, mustard, ketchup, spices, shampoo, conditioner, body wash, toilet paper and paper towels are provided in quantities based on the length of stay up to 1 week. Guests with longer stays will be responsible for replenishing these items.
HOT TUB. The maximum capacity of the hot tub is 4 people. Smoking, food and glass containers are not allowed in or around the hot tub. Jets and lights must be turned off when not in use. The hot tub is to remain covered when not in use. If guests increase the temperature in the hot tub during use, temperature must be turned back down to 99 degrees.
HEAT AND AIR CONDITIONER. Thermostats are set so the temperature cannot go below 72 or above 80 degrees. Please turn off the air conditioning or heat when you leave for the day.
ZIP TIED CABINETS & DRAWERS (Manor House only). Cabinets or drawers closed with zip ties are private. Do not cut the zip ties to gain access to the contents in these drawers or cabinets.
GARAGE REFRIGERATOR & CABINETS. The refrigerator in the garage is for the owner’s use only. Please do not put your food in there or remove food from there. Please do not get into the cabinets in the garage. If there is something you need that you can’t find in the house, please message host about it.
TRASH. Please do not put bio waste in recycling or yard waste containers. If any trash can is full, put extra trash bags on the garage floor in front of either the trash or recycling container. Trash day is Thursday, so please take out your trash on Wednesday night and also on the day you check out. If bio waste is found in the recycling container, Guests will be subject to a $50 charge to cover the cost of sorting out the trash.
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
GUEST RESPONSIBILITY. Guests are responsible for damages, injury or loss that occur to the space rented during their stay (either the Avalon Guest House or Avalon Manor but not both). Any property damage must be reported to the Host. Unreported damages will be deducted from the security deposit (VRBO) or reported to the booking platform.
AGREEMENT TO HOUSE RULES. Booking a reservation constitutes agreement to comply with these House Rules. Violations will result in liability for any associated damages.
