Welcome to Beach Break on Beach Drive—a bright and airy two-story home just a short stroll from the sugar-white sands of Panama City Beach. This elevated retreat features a spacious covered porch perfect for morning coffee or sunset cocktails and a shared backyard complete with a fire pit, cornhole, picnic table, and umbrella-covered bar. With modern comforts like a Smart TV, brand-new appliances, and dog-friendly accommodations, this home has everything you need for a relaxed coastal stay.
Primary renter must be at least 21 years of age. Guests may be asked to present their IDs upon arrival or anytime during their stay. Do not rent this unit for another party. The primary renter must be staying in the unit.

3rd Bedroom (Downstairs): Futon bunk (twin over full), with access to the downstairs bathroom and laundry area

Inside, each level features open concept living and dining areas with Smart TVs in both main spaces, mini split air conditioning systems, and modern appliances. A tankless water heater ensures reliable hot water, and two laundry areas offer added convenience for extended stays or beach-heavy weeks.
Step outside to enjoy the private backyard: Adirondack seating, a fire pit, picnic table, cornhole, grill, and umbrella-covered bar create a relaxed space to gather day or night.
Parking:
Guests staying at Beach Break have access to parking directly in front of the home, with space to accommodate up to 5 vehicles. Or there is also ample room for RV and boat parking, while still allowing space for 2 standard vehicles.

This home is on a septic system. To prevent plumbing issues, please use only septic-safe toilet paper. Do not flush wipes, paper towels, feminine products, or any non-toilet paper materials. Improper use may result in plumbing damage and additional guest charges.
While the yard is fenced, the fencing only lines 3 sides of the property, so it is not enclosed.
While there is a hot tub on the property, unfortunately it is not available for guest use.
Door Locking Policy: We ask that you do not lock the bottom lock. Please use the deadbolt only.
We are happy to welcome your furry family members, but please note the following mandatory pet rules and requirements:
Upfront Deposits
• Non-refundable fee: $150 per dog
• Refundable deposit: $100 per dog (refunded after checkout once our team confirms there is no damage). Any damage or excess cleaning caused by pets may result in additional charges.
Pet Restrictions
• Maximum of 2 dogs allowed
• Dogs must be under 50 lbs. each
• No other animals are permitted (including cats, birds, etc.)
• Prohibited breeds (including mixes) and any dog with a known history of biting are not allowed. Restricted breeds include: Doberman Pinscher, Pitbull, Rottweiler, Chow Chow, Wolf hybrids, Canary Mastiff, Akita, German Shepherd, Husky, Mastiff, Alaskan Malamute, Bullmastiff, Caucasian Shepherd
House Rules for Pets
• Dogs are not allowed on beds or furniture
• Dogs must be crated when left unattended (guests must provide their own crate)
• Dogs must be leashed outdoors at all times
• Dogs may not be left unattended outside
Clean-Up
• The community’s designated pet relief area is located on the right side of the house near the trash bins
• All pet waste must be immediately picked up, bagged, and disposed of in the outdoor trash bins
Upon booking, you’ll receive timely communications about your trip. Access to your professionally cleaned and sanitized home is also convenient with our custom keyless locks. And, if you need anything before, during or after your stay, our local team is ready to help!
Please be aware that there will be NO refunds for Wi-Fi issues as it’s not guaranteed. If reliable Wi-Fi is a must, you are welcome to bring your own internet hotspot.
