Perfect beach house for larger groups, love that all bedrooms have a private bath and another in common area. Porches and rooftop deck provide amazing views, and close to the town center. This was our 5th year booking this house and plan to reserve again next year. Kate is a wonderful hostess and always responsive when needed.

If you want absolutely everything in working order & pristine clean, this place may not be for you. However, it was a lovely place to gather for a large group vacation. Everyone had their own bedroom & bathroom. Just a few steps to the beach, and very short walk to restaurants & shopping. We loved Rita’s & Center St Coffee.The host was extremely quick to respond & worked to resolve any issues.

This was the perfect beach house for our family! My husband and I were celebrating my retirement with our children and grandchildren. The layout of the house was perfect, with large bedrooms that each had private full baths. The outdoor deck spaces were incredible, and the beach access was literally right outside our door! We would love to go back to this wonderful home again and again.

Nice beach house with a great location!

We had a family of 10 staying at this property during the first week of June. The weather and location were great, you are steps to town and the pier. It's also right on the beach but a bit away from the crowd which was welcomed. The house overall was in "good", not great shape. It could use a bit of TLC but overall worked well for our family.

Spring Break Family Vacation!

This beach house has just about everything you could want. It had plenty of space for our whole family; and each room was spacious with comfy beds. The decks and rooftop were added bonuses. The private beach access was awesome, the kids had an amazing time. The kitchen is huge with two frigates to store all your food and drinks.We will definitely be making this an annual trip!

Wonderful Beach House

This house was perfect for my family. A bathroom for everyone, a bedroom for everyone, a kitchen big enough for at least 5 people. Also, it was the best stocked kitchen of any house I have ever rented. 2 dishwashers, 2 refrigerators, a wine fridge and a huge ice maker. Every night there was a thunder storm over the ocean and the porch was perfect for watching the lightning. We never turned on the TV. Quick and easy access to the beach.

Superb home for comfort, location and views!

We had a Thanksgiving gathering with 3 generations of family. Loved that each bedroom had its own bathroom! There were comfortable gathering areas on all levels and perfect tv viewing for all the football games. Gorgeous views on all levels and perfect central location for restaurants and shops!

GREAT Beach House!

We loved the house and location! The house was enjoyed by all - ages 4 to 80. There are some great communal spaces to enjoy eating and socializing together. The house has 3 great decks and beach is only a few steps away. Beach in this area is amazing, especially with replenishment work that was done earlier this year. It's also short walk to the pier or Burt's grocery store. Highly recommend!

Perfect house and location

We had an amazing Spring Break in this beautiful and well appointed house! The location is absolutely perfect! Walk right out to the beach and easy walk to restaurants and shops! Great house on Folly Beach

The house is beautiful and very well-appointed with glasses, dishes and silverware, two refrigerators and two dishwashers. Plenty of seating for large group at table and in living room. Every bedroom has its own bathroom. Walking distance to Bert’s, the pier and Center Street. Highly recommended.

Beautiful property! Fabulous owner/manager!

We were a group of 7 Seniors-cousins and spouses for a reunion. The home is so spacious and very beautifully appointed. We really enjoyed the fact that every bedroom has its own private bath. Kate was a gracious hostess. Lots of parking under the house. In easy walking distance to “downtown” Folly and great restaurants! Kitchen very well equipped. Do not hesitate to stay at this lovely home.

Family vacation

We had a blast. This property had plenty of room for my four kids a hunt for each of them to bring a few friends. My best friend also was able to come and spend two days. This was also very close to downtown so everyone could walk down there when they wanted. My kids are all enough to be able to walk by themselves and went down many days to either go to the bars, out for coffee or breakfast in the morning and to go shopping during the day. We had a great time and would stay again.

Summer week in October

Amazing location on the beach— beautiful views—we had a wonderful family week at this house. Lots of space —the decks were great although the middle/ main deck could use another set of furniture for seating. We had lots of appliances and dishes to make meals— loved having the use of 2 refrigerators and separate wine cooler and ice maker. Some of the bathroom spaces are a bit dated and worn but overall a beautiful place that we would return to again! Be sure to bring your own beach chairs and tents though — Perfect beach spot -loved how close we were to the ocean!

The owner Kate was an absolute pleasure to deal with. Responded to questions or concerns almost immediately. Was in contact with us from start to the finish, wishing us safe travels home. Very accommodating. The oceanfront home in Folly Beach was in an excellent, convenient location. Nice little area. Stores, food, and bars nearby. Painless 20 minute or so ride into downtown Charleston. The house configuration was great. Worked out well. Comfortable beds. Decently stocked with the things you may need. Like any beach house, showing some signs of wear and tear typical of a beachfront rental property. Could maybe use a little spiffing up and some furniture updating (especially outside)? But nothing that is going to effect your stay there. It would be nice if the guests that stayed there didn't lazily make a mess of some of the drawers / storage. We tried to straighten them up as we went along. But again, great spacious, comfortable home base for your next group trip to the Charleston area.
