Vacation Rental Rules for Guests
Occupancy Limits
Only the registered guests are permitted to stay at the property. The maximum occupancy limit must be adhered to as stated in the rental agreement.
Minimum Age
The primary renter (guest booking the property) must be at least 18 years old. Some properties may require a higher minimum age (e.g., 25).

Check-in Time: 4:00 pm

Early check-in or late check-out may be subject to availability and additional charges.
Noise and Quiet Hours
Guests must keep noise to a minimum, especially after 10 p.m., to avoid disturbing neighbors. No loud parties or gatherings are allowed.
Smoking & Vaping
Smoking and Vaping are prohibited inside the property, lanai and garage. Dispose of cigarette butts responsibly in designated receptacles. Minimum charges of $400 apply to smoking or vaping inside a non-smoking residence.
Pets
If pets are allowed at the property and you have obtained approval and paid fee, please ensure that pets are kept on a leash at all times. Guests must clean up after their pets and ensure they do not disturb neighbors.
Pool and Hot Tub Use
Properties with pool and or hot tub use at your own risk. No diving, running, or horseplay. Children must be supervised at all times when using the pool or hot tub. No glass containers in the pool area.
Parking
Guests must park only in designated parking areas. No parking on lawns, sidewalks, or in spaces not assigned to the property. Any unauthorized vehicles may be towed at the guest’s expense.

Notes : Guests have access to one assigned parking space per unit, while unmarked visitor parking is available on a first-come, first-served basis. Overnight parking is limited to standard vehicles—no trucks over ¾ ton, no commercial vehicles, no RVs, no trailers, no campers, and no boats.

Cleaning and Trash
Guests are responsible for keeping the property tidy during their stay. Trash must be disposed of in the appropriate bins on the property. Follow local recycling guidelines. Guests should remove all personal items and dispose of trash before check-out.
Appliance Use
Appliances and electronics must be used in accordance with the property’s instructions. Guests are responsible for any damage caused by misuse. Turn off all appliances when not in use, including the air conditioning, lights, and kitchen appliances.
Maintenance and Repairs
Guests must promptly report any damages, malfunctions, or maintenance issues to the property manager. Guests may be charged for damages beyond normal wear and tear.
Behavior

Close to beach, but sooo dirty

The home was filthy, had a mosquito infestation (abnormal even for Florida and we’ve lived here for years), had a leaky toilet and a clogged sink. There was food and filth in the silverware drawer, hair in the fridge, dust bunnies and filth along the floor boards and in every corner, filthy rugs, under the couch was horrific and a fully dried pool of vomit or chili or something. There were also sugar ants everywhere on the kitchen counters. We were scheduled to stay there a month and they had left one trash bag and maybe enough soap for one load of laundry. When I contacted the host, she wanted to send a cleaning crew, but shouldn’t that have been done before we moved all our things in there? I requested at least a refund of the cleaning fee, and she finally agreed, but when I checked my account, I had been refunded only 40 of the 150 fee, which didn’t even cover the cleaning supplies and bug remedies we had to purchase. We were covered in mosquito bites and lost several nights of sleep that way and they were the kind that carry malaria. The toilet in the master bath leaked horrifically from around the base, soaking shoes, bottoms of pants, etc. The sink was also clogged and had to be remedied by us. I also complained to VRBO. The host finally wrote saying she could accommodate us elsewhere or refund the remainder of our stay, but since this place was so bad and she was dishonest about the cleaning fee refund, I asked a couple ?s and she never responded at all.
