As you enter your new home, you'll be greeted by the natural warmth of wood and laminate flooring stretching across a single, easy-to-navigate floor. The duplex features two inviting bedrooms, ensuring ample space for relaxation and personal time.

The main bedroom boasts a queen-sized bed, a spacious walk-in closet, a dresser, two nightstands, and a desk, providing an ideal setup for rest and productivity. The second bedroom, with a full-sized bed, standard closet, dresser, and nightstand, offers cozy comfort and efficient storage solutions.

The bathroom has a single vanity and a walk-in shower, designed to make your daily routines as smooth as possible. The heart of the home lies in the full kitchen, where culinary creativity can come to life. It has a dishwasher, electric stove, microwave, full-size fridge, coffee maker, toaster, and an island for extra prep space, promising enjoyable cooking experiences.

Adjacent to the kitchen, the living area invites you to unwind with a comfy sofa, coffee table, smart TV, and end tables, making it the perfect spot for relaxation and entertainment. Smart Home Features: The property is equipped with a smart thermostat for energy efficiency and convenience.

Keyless Entry: For added security and ease of access, we use keyless smart locks no physical keys required.

Rent due upon signing, no smoking, no crypto mining or running multiple servers,

Trash cans due to the curb, but owner pays.

Pet Policy: $40 per pet per month (maximum of 2 pets allowed). Unauthorized pets on the premises will result in a $100 penalty fee.

Pets are welcome but please keep them off the beds and comforters. Thanks for understanding!

If You're Bringing a Dog:
- Please dispose of pet waste in the outdoor trash bin.
- Carpet cleaner is under the kitchen sink for any accidents.
- Please keep barking to a minimum if your dog is outside.

Trash, water, snow removal and lawn service included.

Trash Day:
Friday morning. If you're staying Thursday night, please ensure the trash bin is at the curb Thursday evening (it usually stays there, but a quick check helps).

Tenant not allowed to run full business with large computer servers. Work from home is fine, but no full blown business.

Quiet hours are 9pm-8 am. Please be respectful of our neighbors.

Cleaning Fee : $250 with pet applies to each stay.

Charging electric vehicles using house outlets is not permitted unless prior arrangements have been approved. Unauthorized charging may result in additional fees.

A Few Quick Rules:

- No smoking including vaping/pot. A base fee of $500 + remediation fees apply. Detection devices installed in each unit and will alert the owner of violations. We will know if you smoke in the property. We will pursue reimbursement revenue for smoking inside.

- No parties or events (e.g., bachelor parties, weddings).
- Max 4 guests on the property at any time.
- Max 2 vehicles.
- No loud outdoor noise after dark my neighbors do notify me of disturbances.

Supplies (Self-Concierge) and Linens

Our property operates under a self-concierge system, meaning guests are responsible for purchasing any additional supplies needed during their stay. But we think you'll find you only need bring groceries and beverages!

Our kitchen is FULLY stocked with dishes, glasses, coffee mugs, silverware, pots, pans, cooking utensils, toaster, Keurig, and more!

To make your stay more comfortable, we provide MANY supplies that include:

trash bags (13-gallon size)
paper towels
dishwasher soap (pods or liquid)
laundry soap
dryer sheets
kitchen towels
toiletries

TOWELS & LINENS

Each guest receives a set of bath and hand towels (based on the home's capacity).
All beds come with fresh linens.
Washer and dryer are located in the apartment with complementary supplies.

I grew up in Kansas City and moved to Michigan in High School. I live in Grand Rapids married with 4 kids. I am in the commercial furniture industry and you will find some pieces within the apartment. We are not commercial host type, but thought we would share this amazing space.

Our first apartment was in Heritage Hill renting 1st floor unit. We know own and doing the same yrs later. I love the historic destination and architecture of the neighborhood. The area has a unique vibe that can't be matched.
