An additional luxury log home may be available on a limited basis as well, as a separate listing.

Where do we begin? Words can't quite describe this land, which is magnificent in every season. This ecological marvel encompasses several natural environments, from the riverfront, with its beach areas and tranquil waters, to beautiful forests of maple, red spruce and balsam fir trees, to stunning wetlands and beaver ponds. With trails crisscrossing the entire property, nature enthusiasts will enjoy the opportunity to spot some of the local wildlife, from the elusive moose to white tailed deer, bears, bobcats, bald eagles and beavers - plus countless species of birds, including huge numbers of hummingbirds. On warm summer nights, the fireflies put on a show that rivals that of the dark sky above, full of stars - and on a clear night, you can easily spot the milky way or, if you're lucky, even the Northern Lights.

For those in your group who are less interested in nature, the compound offers a plethora of amenities; from ice skating or volleyball in the central lawn, to private hot tubs and fire pits at each cabin, and an outdoor kitchen next to a beautiful koi pond with the soothing sound of waterfalls. Located between the beautiful Franconia and Crawford Notches, the property is just a few minutes away from world class skiing, hiking, the Cog Railway, Lower and Upper Falls, and several award winning golf courses (including 2 Donald Ross courses). History buffs will enjoy a trip up Mount Washington on the Cog Railway, the world's oldest train of its kind, or a tour of the historical Mount Washington Hotel, or a ride to the many quaint local town that dot the area, from historic Littleton, named one of the 10 best Main Streets in America, to the village of North Conway. Kids will also enjoy the many kid-friendly attractions that the area offers, from Santa's Village to Storyland and its new aquarium, to Clark's Trading Post and Whale's Tale water park. And those who simply want to relax will enjoy the serene setting and variety of amenities that the property offers.

With its private setting, this property is the perfect setting for weddings, reunions and events. There is a 4th home on the property, which is the residence of the owners, which may be available for rent on a limited basis. The three homes that are generally available include:
-Bear Cabin: a quintessential log cabin which blends rustic charm with modern conveniences, Bear Cabin features 2 bedrooms plus a sleeping loft, with enough space for 9 guests. Amenities exclusive to this cabin include a hot tub, fire pit, soapstone wood stove, Air Conditioning provided by mini splits in each bedroom and common area, propane grill and outdoor seating.
-Owl Roost “the Yurt”: custom designed to evoke the feeling of staying in a yurt but in a much more comfortable package, Owl Roost offers 3 bedrooms plus loft, and sleeps a total of 8 people. The stunning design includes a hand-crafted spiral staircase, built by a Colorado artist around the trunk and exposed roots of a dead tree. Amenities exclusive to this cabin include a hot tub, fire pit, foosball table, soapstone wood stove, air conditioning provided by central HVAC system, propane grill and outdoor seating.
-Moose Lodge: a large 5 bedroom home, with enough sleeping spaces for 17 people, with stunning views and 4 living areas. Amenities exclusive to this home include a hot tub, fire pit, gas fireplace, pool table, foosball table, wood stove, air conditioning provided by mini splits in 2 bedrooms and common areas, sufficient to keep the entire house cool, plus outdoor kitchen and serene pond, propane grill and outdoor seating.
-Note: An additional luxury log home, West Mountain Lodge (code 1800WM), may also be available for rent during holiday and school vacation period

WHAT TO EXPECT
Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability and fees.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (maximum of 15 dogs), any other types of animals require approval. All pets including Emotional Support Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to damage the property.
-Day visitors are subject to approval and event fee up to $2,000

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-TVs are equipped with Roku devices with multiple entertainment channels including Netflix, Disney+, Amazon Prime, and more, or use your own.
-A generator will keep the lights on even in the event of an outage at Moose Lodge and Bear Cabin.
-Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-Trash and recycling dumpsters are on-site.

Disclosures
-Bear Cabin does not have a dishwasher. Laundry is available at Moose Lodge and (coming 2025) Bear Cabin.
-Ice skating rink use is subject to weather and ice conditions. This is an amenity we offer at no cost; no refunds are given if the rink cannot be used for any reason.
-A signed rental agreement is required for all reservations.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.
