Welcome! Please review these rules and agreement to ensure a great stay. By booking, you acknowledge and agree to the following:

General Rules & Terms of Premises
1. Check-In/Check-Out Dates/Times

Early check-in or late check-out may be available upon request, subject to availability and additional fees.

2. Check Out Rules Before Departure
Property Condition: Property is left in the same condition as you found it.
Trash: Ensure all trash is emptied out of the house and put into the dumpster in the driveway.
Dishwasher: Ensure all dirty dishes are in the dishwasher and that the dishwasher is run with the supplied dishwasher detergent pod, before departure.
Dirty Towels: Ensure all dirty towels are placed into a pile in the upstairs bathroom.
Hot Tub: Ensure the hot tub is left in good working condition with the cover on, before departure.
Locking Up: Before departure, ensure all doors and windows are securely locked.

3. Maximum Occupancy
The property accommodates a maximum of 8 guests. Exceeding this limit without prior approval may result in cancellation without a refund.

4. Booking Fees
The Guest shall pay the Host the amount as detailed during the booking process.

5. Utilities
The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

6. Quiet Hours & Enjoyment
Quiet hours are from 10:00 PM to 8:00 AM.
Guests must respect neighbors and avoid disturbances.
Quiet enjoyment of the property and surrounding area is expected.

7. No Smoking
Smoking is strictly prohibited inside the property. If you smoke outdoors, dispose of cigarette butts, responsibly. No cigarette butts should be left on the property; an additional cleaning fee will be applied if this rule is not followed.

8. Pets
Up to two dogs are allowed for an additional fee and once pre-approved.
No other pets are allowed.
Guests are responsible for cleaning up after their pets and ensuring they do not cause damage or disturbances to avoid any accruing fees.
Pets are not allowed on furniture and beds.
Pets must be kept on a leash at all times while outside of the home.

9. Parties and Events
Parties, events, or large gatherings are strictly prohibited unless pre-approved by the host.

10. Parking
Guests may park in the designated parking area only in the driveway.
Parking on the grass or in neighbors’ driveways is not permitted.
The garage is off-limits to parking and any use from guests.

Property-Specific Rules & Terms of Premises
1. Hot Tub Usage and Rules
Use the hot tub responsibly. Shower before use to maintain water cleanliness.
Do not use glassware near or in the hot tub.
Children must be supervised at all times when using the hot tub. No Children under 6 years of age.
Consult a Physician before use if Pregnant or if you have health concerns.
Limit time each soaking (Maximum 30 minutes)
Use Clean swimwear - Never use street clothes.
Do not use the hot tub if you are under the influence of alcohol or drugs.
Must close the cover of the hottub when not in use.
Use of the hot tub is at your own risk. We are not held liable for your safety while using the hot tub.
Guests are held responsible for any and all damages to the hot tub for any negligence and will be charged for damages or additional cleaning if hot tub misuse occurs.
By booking, Guests confirms they understand and accept all risks associated with hot tub use and agree to follow all safety and care guidelines.

2. Septic System
The property operates on a septic system.
Do not flush anything other than toilet paper. Dispose of feminine hygiene products, wipes, and other items in the trash.

3. Trash and Recycling
Dispose of all trash and recyclables in the designated bins. Trash must be disposed of as instructed to avoid additional fees.
Do not leave trash outdoors.
Ensure all trash is put into the Dumpster in the driveway before departure.

4. Damage and Cleanliness
Guests are responsible for any damages to the property, furnishings, appliances, or amenities caused during their stay. Report any issues immediately to the host.
Any damages, excessive cleaning, or rule violations will result in additional charges. These will be assessed after check-out, and guests will be notified before any charges are processed.

5. Appliances, Cookware & Kitchen Use
The kitchen is equipped with a refrigerator, freezer, oven/range, stove, microwave, dishwasher, toaster and coffee maker for your use.
Please use all appliances responsibly and do not leave the stove or oven unattended while in use.
Ensure that all used cookware, flatware, silverware, and dishes are cleaned before departure. Either wash them by hand or place them in the dishwasher and run it with the provided detergent pod. Do not place non-dishwasher-safe items in the dishwasher.
Do not place non-microwave-safe items in the microwave.
Any damages to appliances or missing kitchen items may result in additional charges.

6. Washer & Dryer Use
Guests may use the washer and dryer during their stay. Please use only the provided laundry detergent.
Avoid washing sandy, muddy, or heavily soiled items. Shake out debris before placing items in the washer.

7. Fire Safety, Grill & Firepit
Fires are allowed only in designated fire pit outside. Ensure all fires are fully extinguished before leaving them unattended.
Firewood, lighters and matches are not supplied for the firepit. Guests need to provide their own firewood, lighters and/or matches should you choose to utilize the outdoor firepit.
The indoor fireplace is strictly prohibited from use and is for display only. A minimum of a $500 fee will be charged if the indoor fireplace is attempted to be used or used.
Grill to only be used outside in designated area.
Charcoal and Propane are not supplied. Guests need to buy their own charcoal or propane. A propane tank is supplied. Guests should not leave the grill dirty, there will be an additional charge if left unclean.

8. Wi-Fi Usage
For basic use only. Illegal activities and excessive data consumption are prohibited. The internet connection must remain plugged in and operational at all times.
Guests may not unplug, reset, or interfere with the Wi-Fi equipment, unless approved by the Host. Interference may disrupt operations and may result in charges or immediate service calls billed to the guest.

9. Security Cameras
Exterior cameras are in place for safety and security purposes. There are no cameras inside the property to respect guest privacy.
Cameras must not be tampered with, blocked, or obstructed at any time. Violations may result in immediate eviction.

10. Weather Considerations
During winter months, snow removal is provided for the driveway and entryway.
Guests are responsible for clearing snow from their vehicles.
Be cautious of icy conditions and bring appropriate footwear.

11. Additional Guests or Visitors
Unregistered visitors or day guests are not allowed without prior approval.

12. Photo and Video Use
Guests are permitted to post photos/videos of the property online for personal use. Commercial use is prohibited without written consent.

Lake Access & Water Equipment Use
Guests may have access to the lake, dock, kayaks, paddleboards, and other water toys or recreational equipment during their stay if and when such amenities are made available. These amenities are offered as-is, at the sole discretion of the property owners or hosts, and availability is not guaranteed. No refunds or discounts will be issued if these items are unavailable for any reason, including weather, safety concerns, maintenance, or owner use.
By Booking, guests agree to the following terms of use and liability waiver:
All lake and water activity participation is voluntary and at the guest’s own risk.
Guests agree to use all water equipment responsibly and in compliance with local laws and safety guidelines.
Life jackets must be worn at all times while using kayaks, paddleboards, or any other floatation-based equipment.
Children must be closely supervised at all times while near the water, on the dock, or using any equipment.
Diving, roughhousing, running on the dock, or misuse of equipment is strictly prohibited.
All equipment must be returned in clean, working condition to its original storage area after use.
Guests shall be held financially responsible for any damage to or loss of provided equipment.
The owners/hosts make no warranties regarding the condition, safety, or suitability of any equipment or lake-related amenities.
Guests knowingly assume all risks associated with use of the lake, dock, and equipment and fully release and hold harmless the owners, hosts, and property managers from any and all liability, claims, damages, or injury—including serious injury or death—arising from or related to such use.
By booking, the guests acknowledge that they have read and understood the above terms and agree to comply with all safety requirements and liability waivers herein.

Payment and Cancellation Policies
1. Payment
Full payment is required before check-in. No exceptions.

2. Cancellation/Refunds
100% Refund – 61 Days or More:
Cancellations made 61 days or more prior to check-in will receive a full refund of the nightly rate.
50% Refund – 31 to 60 Days:
Cancellations made 31–60 days prior to check-in will receive a 50% refund of the nightly rate.
