Respectful conduct is essential in this residential neighborhood. Please refrain from late-night loud noise disturbances, especially on weeknights. Quiet hours are enforced from 10:00 PM to 8:00 AM per local ordinances.

Please note there is absolutely no cigarette smoking allowed inside of any of the interior spaces. There will be an additional cleaning fee assessed for cigarette stench left inside the house.

Weekly maintenance visits by our gardener ensure the outdoor spaces of the property remain clear of dibris. They have exterior access only, with no entry to the interior of the home.

Our cleaning fee covers essential services including sanitation, gardening, property upkeep, laundry facilities, toiletries, towels, and utilities. This fee is non-negotiable.

Rules that are strictly enforced are primarily in consideration of our neighbors. No parties, no DJs, or amplified speakers allowed. Please refrain from screaming or yelling, please do not block any driveway including access to this home, and please do not congregate near neighboring homes.

QUIET HOURS INFORMATION:

Unfortunately, we have had issues with past guests so this message is necessary.

Local ordinance quiet hours are between 10PM to 8AM.

Neighbors have been instructed to call the police if there are noises heard from their bedroom windows during quiet hours. If police are called to the property, any citations issued are the sole responsibility of the guest.

If you want to continue your evening with noise, please take all socializing & music indoors and close all doors and windows. Thank you for understanding.

I provide guests with self-check-in instructions and am available via phone or text during reasonable hours.

We strive to be outstanding members of our community. As such, our house rules and local city ordinances strictly enforce occupancy limits and quiet hours. Guests must be mindful of their noise levels at all times. Violating these rules or receiving complaints from neighbors or the city will result in fines, forfeiture of the security deposit, and potential eviction.

Any guest or group violating noise ordinances will be subject to an immediate $500 fine, in addition to city-imposed fines that can reach up to $10,000 per violation. These fines will be imposed by the property owner and the City of Los Angeles through the booking platform or legal action, including attorney fees and court costs.

This notice comes directly from your host, the property owner, the booking platform, the Los Angeles Police Department, and the City of Los Angeles to ensure compliance with local ordinances. We aim to provide a great living space for all while respecting our neighbors.

・We aim to swiftly resolve issues, but do not provide refunds or compensation for temporary appliance outages, and/or power/internet loss, due to inclement weather.

・Please note there is absolutely no cigarette smoking allowed inside of any of the interior spaces. There will be an additional cleaning fee assessed for cigarette stench left inside the house. There are plenty of ashtrays & bud receptacles throughout the exterior spaces.

・This property is located in a residential neighborhood. No late-night parties are allowed, and please do not disturb the neighbors with loud noise, especially during late hours on weeknights. Local ordinances require that noise be kept down between 10:00 PM and 8:00 AM.

We aim to maintain the property in its the best condition at all times for the comfort and enjoyment of our guests. The gardener visits the property weekly, with access to the exterior areas only:
・The gardener typically comes on Wednesday's.
We cannot specify the exact hours for maintenance visits due to various factors such as weather, holidays, scheduling, and traffic.

As a reminder:
・No loud parties, DJs, or amplified speakers are allowed.

・No pets are allowed on the property. Bringing animals will incur a $500 fee.

・No smoking indoors.

・We do not provide air mattresses, extra bedding or wash cloths.

・Respect the neighbors & Quiet Hours.
