Country Home, 600 yr old 'La Fontana': 7 acres Umbrian garden 7 person occupancy

Classic tastefully furnished large farmhouse, of edge of cliff with independent pool and annex, 1 hour from Rome. You can visit Rome and return the same day to the peace and seclusion of your private pool and large gardens. The annex [double bed and single, shower and kitchen] can be rented for $100/day in the off season, without having to rent the main house. The pool opens June 1st and closes on September 15th. The house is for rental by the week or shorter if in shoulder season.
Restored by my mother April with famous architect Prince Antonio Ruffo, this is an authentic stone farm house dating from 1450. Traditionally fitted with marble/travertine fittings, has four bedrooms and three bathrooms with charming annex. It has 7 acres of landscaped gardens and private pool, [open from June 1st to September 15th, depending on weather] terrace, own water supply and photovoltaic electricity. The house is "country without the club". We have no white tie butlers on call. The surrounding nature has not been sprayed with insecticide; as such insects do occasionally make it into the house. For this we have an ultrasound and "Vape" repellant system which works well as long as it is utilized. In evening you can light citronella candles that repel mosquitos for your dinners al fresco. The property belonged to the Mandosi Estate, who were the first Bishop's of Amelia. The second bishop of Amelia, became the first bishop of the America's. Amelia has this connection with the new world. These cardinal and Bishop families in Amelia built many of the palaces in old town of Amelia, some of which can be visited such as Palazzo Mandosi, Geraldini, Venturelli and Farattini. Amelia happens to be the oldest continuously inhabited town in the Italian peninsula. You can enjoy the 'men in tights' flag throwing in August. The house is above a valley with sweeping views over relaxing countryside, and is a working farm with an olive grove which has the rarest olive varietal, 'Rajo' or Raggia/Raggio. Many of these olive trees are over 200 years old and produce an almost unbelievably good walnut flavored olive oil. The house is truly integrated into its landscaped lavendar steps and Italian Cypress and 'herb' surroundings, with a private pool, gazebo and English style gardens, deep in 7 acres of organic farmland and 'centenary' olive grove, own spring water, purified, own photovoltaic electric generation, air-conditioning, tastefully furnished with antiques, a wonderful getaway from which to explore the wonders of Umbria and Tuscany. As my family home, it is somewhat different from the many of the cement boxes that today masquerade as farmhouses. This home has a few quirks, but is furnished with many antiques, and beautiful works of art and antiquities from more than 2000 years ago. This is a very eco friendly house, built with love for you to enjoy your stay in Italy. Accomodation: The accommodation includes, a master bedroom with own ensuite travertine lined bathroom, with views from every room and independent access to garden. Large double bedroom with independent access to gardens and own travertine lined bathroom accross the hall. Single bedroom with independent access to garden and shared bathroom. Sitting room with own library and entertainment center, with beautiful exposed beams, and views over countryside. Traditional Country kitchen, with exposed chestnut beams, solid 1.5 inch carrara marble counter tops and wash basins, 2 fireplaces, DVD, Satellite TV entertainment center, airconditioning air filtration system, purified spring water, microwave. Patio with dining al fresco for 8 [teak Uno Piu' furniture]. Outside new Weber gas grill. Double bedroom in annex, with own carrara marble lined bathroom, and kitchen, airconditioning and TV. Bicycles are available free for the 2014 season, but we ask that you fill-out a liability waiver and that you wear the bike helmets provided, for your safety. Please note that a security deposit is always required when staying at La Fontana. This is Euro 500, which will be held by Eka my housekeeper and returned to you at the end of your stay, net of Euro 130 which is the final cleaning and inventory fee for the property. As this is an ecologically deigned home we also have had to charge an extra $10/towel for the use of more than 3 towels per person/week, as unfortunately we have had guests who have gone through over 12 towels in a week. The use of the A/c is free. Heating when used for the period October 15th to May 30th is on a metered consumption basis. Thank you very much for visiting this property online, and we wish you a wonderful stay in La Fontana in 'reality'. Check in is 16:30 on Saturday. Check out is 10:30 on following Saturday morning. In Spring and in Autumn/Winter I do rent out just the small house approx 45 m2 for a weekly rental of between $600 and $700. A security deposit and property damage insurance is always required as is final cleaning, as described herein.

So viele der neuen Häuser, die in Italien gebaut werden, sind nur Zement-Boxen, mit zwei Zoll Stein ausgekleidet. Nicht dieses Haus. Es ist eines der ältesten erhaltenen Beispiele in diesem Bereich einer 'echten Bauernhaus'. 5-Fuß-Wände, auf einem Felsvorsprung mit Blick auf das Tal und hinunter zum Pool-Bereich, eingebettet wie ein Kokon von wunderschönen 200 alte Rajo Bäumen. Dieser Ort ist gepflegt worden ist, für viele, viele Jahre und es zeigt.

Wunderful La Fontana

We spent two wonderful weeks at La Fontana with our two adult children. The house is special and we felt very comfortable.

The kitchen is well-equipped and one can enjoy a big selection of books. The big garden and the pool surrounded with old olive trees were a delight and perfect to rest from some long hikes in the mornings.

The housekeepers Eka and Fausto were such nice people who took care that we have a good time. Philip the owner was very kind and responsive and his detailed recommendations were helpful to find the best groceries and some great restaurants.

Even though the house is so near to the charming little town Amelia it is very quiet and you feel like far out in nature. The Architecture is perfect for a Family or group of friends to spend time together and at the same time having private space where every room has a separate door to the garden.

We visit Umbria since many years and realized that there are so many more charming places to discover in this part of Umbria.

This place is to be recommended and we will hopefully come back again!

We just spent 9 days in La Fontana and we loved it. The house is really nice and very well located in the middle of olive trees 5 minutes from Amelia. Beautifull settings and very good comfort.

Our holiday at La Fontana

We spent a special holiday with our four grown up children (Left the grandkids and partners at home). This was the perfect setting for an intimate family holiday. The house and surroundings are gorgeous; we were reluctant to leave the beautiful old place, and enjoyed the homely ambience. The problem was lack of time to read through the walls of wonderful books and listen to the large selection of music. We bought fresh local produce during our daily travels, local wine and cheese and cooked many delicious meals in the comfortable well-equiped kitchen.

I would not recommend it to anyone with dificulty managing steep stairs.

The trees were in bloom and the wisteria creeper at its best.

We were met by the pleasant housekeeper and found the house well kept and clean. We used the hammocks under the trees. Amelia is close by and a gem of a town. You need a car to get around.

Philip the owner, provided us with lots of useful information prior to the trip. We would recommend this lovely old farmhouse to families visiting Umbria and wanting a quiet and peaceful surroundings.

La Fontanna/ Umbria

My family and I spent a wonderful week in Umbria at La Fontanna. My 3 daughters and husbands stayed in the main house and my wife and I slept in the adjacent cottage. We bought the fresh local produce, cheeses and wine and had several enjoyable meals outside overlooking the incredible vistas. We did venture out for some short day trips like the excellent local Zanchi winery, but in general we got to know Amelia over our short week there. What a gem. The people were wonderful, helpful and friendly, despite our massacre of of their language. The local cathedrals were gorgeous and we got to know the cheese lady well with a visit there every other day. I can't think of much to say in a negative light about our stay there. If there had been functional screens on the windows we might have slept with open windows and enjoyed the cool evenings more. Aside from that one small thing, no complaints. We would go back in a heartbeat. What a beautiful place.

Wonderful stay in Amelia & Umbria

Quaint and cozy - not luxury but definitely a unique and absolutely gorgeous and peaceful location. The house is historic and interesting, very comfortable. We (6 of us) made several dinners in the kitchen that was fully appointed. Beautiful views from every window! The smells of the Lavender and Rosemary and cedar were intoxicating. Great location and setting. We made day trips to Firenze, Assisi, Cortana - a car is needed. Amelia is a nice village/town. Owner was great to work with and very responsive to questions Highly recommend!!

Very nice Home one hour from Rome

A very comfortable home in a pristine valley, surrounded by ancient olive trees. The house is beautifully restored and furnished. The terrace has a wonderful barbeque and views over the valley into the distance. The pool is ideally sited below the house.

Amelia is a very charming old town, and has plenty of interesting places to visit. You need a car to get around as the house is at the end of a road.

A very wonderful home, very accurately described, for a get away with a family.

Amelia ist auf sanften Hügeln, im Norden von dichten Wäldern und im Süden von Olivenhainen und Weinbergen umgeben gelegen. Die Mauern stammen aus dem vor-etruskischen Zeit (2000 BC) und die Stadt hat ihren mittelalterlichen Plan ohne signifikante Änderung der Jahrhunderte gehalten. Es ist gesagt worden, dass Amelia ist die älteste ständig bewohnte Siedlung auf der italienischen Halbinsel, und hat viele Schichten der Zivilisation. Aus der Römerzeit die auffälligsten Überbleibsel sind die antiken Zisternen und die Statue der Germanico. Die Stadt Menschen sind charmant und es gibt einige gute Restaurants, die typisch umbrische Küche servieren. Weinerzeuger sind überall und es macht Spaß, um die lokalen Cantine gehen. Wir haben einige wunderbare Weinerzeuger in der Nähe in Montecchio, [Falesco], in Amelia, Colli Amerini, [Carbio] und Castello delle Regine. Eine kurze Autofahrt entfernt sind die erstaunlichen Weinbergen von Montefalco, die einige der besten Weine Italiens, einschließlich der preisgekrönten Arnaldo Caprai, Sagrantino haben. Das gleiche gilt für Olivenöl durchgeführt werden, ist die lokale Produktion die besten in Italien. Die Erntezeit ist in der Regel Mitte November. We have an energy use surcharge if you use more than 300 kWh per week. La Fontana is a green property, run with love and as such we try to encourage you to switch off lights when not in use. Please use air conditioning sparingly. We have a meter and we check the meter at arrival and departure. If use over 300 kWh/week a surcharge of Euro 50 per additional increments over 300 kWh/week in 100 Kwh/week will be deducted from deposit. Please note that we encourage our guests to re-use towels, and hope that two towels per week/person are sufficient. Please use the red and colored towels only for the pool. The house towels are yellow and light blue. If you need addition laundry and sheet changes we assess a fee of $20 per towel or sheet change.

General: Cash safety deposit of Euro 500 is payable to my house-keeper upon arrival, unless opted for $5,000 in insurance at time of booking. Wear & tear does NOT include breakages or "extreme" soiling, nor damages to house and equipment.
