Check-In and Arrival
• Check-in begins at 4:00 PM.
• Please check in at our office first:

Office Hours:
• Friday & Saturday: 1:00 PM – 9:00 PM
• Sunday to Thursday: 1:00 PM – 7:00 PM
If arriving outside these hours, please notify us in advance for a virtual check-in.
• Valid ID matching the reservation is required at check-in.

General Rules
• Good Neighbor Policy: All guests must review and agree to the Good Neighbor Policy, which will be provided electronically upon booking. This is required by the City of Big Bear Lake. Violations may result in fines or eviction without refund.
• Noise: Quiet hours are from 10:00 PM to 7:00 AM. No outdoor spa use or amplified music is permitted during these hours.
• Trash: Guests are responsible for taking trash to public sites:
• Clean Bear Site #1: 41790 Garstin Drive
• Clean Bear Site #2: 39690 Big Bear Blvd
Failure to remove trash will result in a $25 fee per bag.
• Parking: Park only in designated spaces (2 vehicles max). No street parking allowed.

During Your Stay
• Treat the property with care. Report any damages or maintenance needs immediately.
• Smoking/Vaping/Drugs: Strictly prohibited indoors. Evidence of smoking may result in a $500 fee.
• Pets: Guests must clean up after their pets (indoors and outdoors). Excessive pet-related cleaning or damage may result in additional charges up to $250.
• Fireplace & Fire Pit: Only use as described in the listing. Ensure the fireplace is off after use. Outdoor wood fires are prohibited.
• Excessive dirt or debris may result in a $150 cleaning fee.
• Child Safety: The property is not childproof; children must be supervised at all times.

Check-Out Instructions
• Check-out time: 10:00 AM. No need to return to the office.
• Clean and return any used items (dishes, BBQ tools, etc.). Uncleaned items may incur a $50 fee.
• Dispose of all trash at public sites before leaving.
• Set the thermostat to 55°F during winter months.
• Ensure all windows and doors are locked.

Winter/Weather Considerations
• Snow and ice are common in Big Bear Lake. Exercise caution when navigating the property.
• Carry tire chains (required by law from November to April).
• If additional snow removal is needed during your stay, contact us in advance.

Liability and Damages
• Guests are responsible for any damages caused during their stay. Costs for repairs or replacements will be billed accordingly.
• The host is not liable for accidents, injuries, or loss of personal items during the stay.

Good Neighbor Policy Highlights
• No amplified music outside the property at any time.
• Quiet hours are enforced from 10:00 PM to 7:00 AM.
• Do not exceed maximum occupancy or vehicle limits. Violations may result in a minimum $500 fine.

Important Notes
• Wildlife is common in Big Bear. Avoid leaving food or trash outdoors.
• Big Bear Lake is a mountain town; weather conditions may affect your stay. Refunds are not provided for weather-related disruptions unless all routes to/from Big Bear are closed.

Good location, near snow summit

The location is nice. The upstairs sliding door had the screen door removed and leaning against the side of there house. Closer inspection revealed that it was damaged prior to our arrival. Nice relaxing backyard with fire pit was nice but the patio furniture needs new cushions as the ones there were dirty and worn out.

The property was very nice; the only thing is that it was too dark at night. The balcony lights were not working, and the heater was too high, and we were unable to adjust it. The property is nice but not as big as how it looks in the pictures.

Location is good, but communication with the hoster was not easy. He promises to provide pin/key to enter to house but didnt on time, so we were waiting for 2hours to enter. Finally contact the other person to get a pin. House overall looks comfy but dirty. Please WASH the towels and bed- all were dirty. Patio was dirty as well, so we had to manage to clean patio and furniture cushions. Would recommend to have at least one tissue in bathroom.

We kindly mentioned you to message us through the vrbo channel not our office line. Our automated message share who to call for check in procedure and kindly told you this numerous times. The place was in great shape since we had our onsite manager inspect prior to arrival. This seems like a guests who might of wanted to stay at a Four Seasons Hotel but instead experienced a cute cozy cabin. We recommend to always engage in the message thread
