Awesome location & accommodations for adult family of 7.

Irma was a fantastic cook & very helpful with all our requests and questions about where (bank, groceries, shopping)& how to go (bus, taxi) and what to do.

This place was perfect for our group!

The condo is very close to the beach and perfect for our group. Irma made the trip worth every cent! I wanted a place that felt like we were staying in mexico. Can not beat this place for the price! I would stay here again.

The property is amazing! Best place to stay since it’s close to the airport and close to amazing restaurants. Steve (the owner) is responsive and kind. Irma is so nice and amazing. Can’t wait to come back!

Amazing Condo!

The property was absolutely beautiful! The views were stunning! Staff there was friendly and Irma did a great job cleaning. She cooked for us our last day there and it was delicious! The location is close to shopping center and restaurants! We definitely plan to return!

The villa had the most stunning view of the water and palm trees. The villa was clean and spacious. We used 3/4 rooms . The pool was wonderful to cook off . Villa right on the beach - just need to ask for someone to set up chairs - beach has large rocks , so you must walk a short distance to swim at next hotel. Irma prepared food 4 days - cooked and cleaned . So amazing to have Irma make delicious food . Ubered to mall and went to Oxxo for drinks Short walk . Great trip , quiet and beautiful.

Our family of six adults recently stayed here, and it was the perfect space for us. From the moment we arrived, we were blown away by the beautiful oceanfront view and the luxury of having easy, private access to the beach. The location is incredibly convenient, making it a breeze to get to nearby restaurants and shopping.A few highlights from our stay:Excellent Amenities: The condo’s kitchen is fully equipped with all the cooking and eating ware we could possibly need. While the Cancun weather was a bit warm, having a private pool (with a lifeguard on duty) was incredibly convenient. The space was great for our family of six to comfortably spread out and relax. Some of our family enjoyed utilizing the gym located on the property.Stellar Communication: Steve was fantastic- his quick communication made navigating our stay completely seamless.Impeccable Service: Daily cleaning is included, and Irma is absolute perfection! She was incredibly friendly, thorough, and helpful throughout our trip.The Ultimate Highlight: We asked Irma to cook an authentic Mexican meal for us, and it was hands-down one of the best parts of our entire vacation!As an added bonus, the younger adults in our family were thrilled to watch leatherback sea turtles come out at night to bury their eggs right on the beach. Perfect getaway!

This was the second time our family of seven stayed here (ages 10 to adult). The property, grounds, pool and beach are all beautiful; the space is comfortable and roomy; the location is superb; and Irma's cooking was phenomenal. We couldn't have asked for a more welcoming host. She's amazing!

Beautiful location. Quiet and safe.

Stayed 5 nites. No issues with the property. Ms. Irma kept the place spotless. Cold AC in every room. A few steps from the beautiful beach. Security provided umbrellas and chairs to use by the beach. Awesome place.

Spoiled at Villas Nizuc

The villa is spacious, cleanly and relaxing. The pool was very nice and we often hasd it to ourselves. Irma is such a wonderful housekeeper, cook and sweet person she makes the trip. Her coconut shimp is the best. Tip her well she deserves it.

Home is fantastic! Plenty of room for everyone. Literally steps to the beach and pool! Grounds at property are well maintained and staff are all very friendly and helpful. Beach was mostly empty as was pool which was perfect for our group. And Irma's cooking was such a treat! We will definitely be back!

Very convenient for families, right next to beach and pool, housekeeper was the best part

Ideal for families. Great view and easy access to the beach. Pool is steps away and nice for younger children. But Irma, the housekeeper, was the best part. She made us feel at home and welcome. Cooked for us almost every meal. We felt like she was part of the family by the end of the trip. Really great!!!!

Great location with a beautiful view, all amenities included, just show up!!

We will definitely return to Villas Nizuc, Irma (the chef and housekeeper) made our stay so carefree and authentic that we truly had a relaxing vacation! Best spot on the strip away from the crowds and no need to rush for a lounge chair by the pool in April! Taking the bus downtown was super easy to do and the gate guards were helpful with booking our taxi to the airport. The condo was very clean and good value for money!!!

Fabulous view, great location

This was our second time staying here and loved every minute! Irma and Lisa were wonderful, spoiling us and creating the most delicious meals. The villa was clean, comfortable and had everything we needed.The location is fabulous with a beach often times to ourselves and Navious restaurant a 3 minute walk down the street. Navious is a must as the atmosphere is amazing and the food excellent. Steve was very responsive to any questions. We hope to make a third trip next year!

Excellent!

This condo is fantastic and all the reviews and pictures are accurate. Our group of 6 were very comfortable, Irma is the best and prepared incredible food for us, and Steve the host was so easy to communicate with and responded quickly to all my questions. Since I planned our trip I sincerely appreciated the communication I had with Steve. You will have no regrets renting this condo.

Perfect quiet location

Property is on southern end of Cancun tourist area. Close enough to be convenient (busses are easy) yet far enough away for peace and quiet! Beach and ocean is across a lawn and down some steps - or hang out at the pool. Condo is great! Spacious and comfortable. Our extended family of 8 were very comfortable! We will come back!

Best Vacation spot!

Beautiful view and a wonderful location!! The house was spotless, roomy and ample space for 2 families of 4. The review for this property will be incomplete without praising Irma, who is the housekeeper & personal chef available at the property. She is a wonderful lady, amazing cook, and cooks for you like she would fir her own family. She always has a smile. Loved all the local dishes she made for us. If you want to visit Cancun and relax/unwind and spend time together with family, this is undoubtedly the place to stay!

Summer Vacation

Our family of 8 stayed for a week and most definitely enjoyed the property. It was very peaceful and private. Irma was amazing! She shopped, cooked and cleaned for us almost daily and she is a joy to be around. The only less than positive item that we encountered was the pool lifeguard was a bit over the top but once we completely understood him there weren't any issues.
