The Space:

Sleeping Arrangements

The villa offers five themed bedrooms that spark imagination and comfort. Two bunk‑bed rooms bring adventure to life—one decked out in a Star Wars galaxy, the other in a Princess Castle wonderland—perfect for kids or the young at heart. Two king bedrooms each feature an ensuite bathroom, providing privacy for adults. A queen bedroom completes the mix, and together the rooms accommodate up to 14 guests across seven beds.



Living and Entertainment Areas

An open‑concept living space creates a welcoming hub for gathering. Slide open the doors to merge indoor and outdoor living, then drift toward the billiard lounge for a relaxed game of pool. The fully equipped kitchen boasts stainless‑steel appliances and a stocked pantry, making family meals effortless. Indoor and outdoor dining tables provide ample room for everyone to share stories over breakfast, dinner, or a midnight snack.



Outdoor Living

Step onto the patio where the private pool invites a refreshing dip, and the optional heating can be turned on for a warm swim on cooler evenings. The hot tub, while quiet, offers a tranquil soak under the stars. A shaded dining area lets you enjoy alfresco meals while the Florida sunshine dances on the water’s surface.



Additional Amenities

Convenient in‑unit washer and dryer, free parking, and high‑speed internet keep daily life smooth. Air conditioning throughout the home ensures a cool retreat from the summer heat. As guests of Reunion Resort, you gain access to community amenities that add extra options for recreation.

Located in the heart of Kissimmee, the villa sits just a short drive from Disney, Universal, and other Orlando attractions. Local shops, restaurants, and grocery stores are within easy reach, giving you the freedom to explore at your own pace.

Guest Access:

During your stay, you will have complete and exclusive access to the entire home and complimentary access to resort amenities such as:



-Seven Eagles: Pool, Spas, Fitness Centers and Linear Park;

-Homestead: Pool, Wading Pool, and Spa;

-Carriage Pointe: Pool and Spa;

-Heritage Crossing: 2 Pools (A and B), Wading Pool, and Spa;

-The Terraces: Pool, Spa, Gazebo, and Pavilion;

-Liberty Bluff Playground and Dog Park;

-Grand Traverse Parkway: Playground and Outdoor Fitness Center.



IMPORTANT: Guests must present an RFID card to access these amenities. RFID cards have a cost of $15 each and must be purchased during your stay. Please note that each card has an expiration date of 3 days. This RFID will ONLY grant access to the community amenities listed above, and we do NOT have access to Reunion's water park.



Guests have the option to arrange tee times at their convenience (Palmer, Nicklaus or Watson Golf Courses). Please note that booking and any associated fees are the responsibility of the guest.



The Neighborhood:

Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment!



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side by side.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
