Inside, our spacious home accommodates up to 12 guests comfortably, perfect for gatherings with friends and family. --- INTERIOR DETAILS --- This home accommodates up to 12 guests with 5 bedrooms and 2 bathrooms. Additional spaces include a fully stocked kitchen, living room, dining room, den, laundry area, and garage. Our kitchen is stocked with an extensive list of small appliances, cookware, dinnerware and utensils needed to prepare almost any family meal. We provide a starter kit of seasonings including salt, pepper and olive oil. Please inquire with our team if you would like a complete list of all our cookware and small appliances. We provide a starter kit of consumables for your stay which includes: paper towels, trash bags, dish soap, hand soap, coffee, tea, sugar, laundry pods, dryer sheets, toilet paper, make up remover, shampoo, conditioner, body gel and a welcome gift basket. This list is only intended as a starter kit; If you run out of consumables then you must be purchase additional items yourself. We also provide body towels and pool towels for the occupancy of the home, plus a set of hand towels and wash towels.

VRP24-0010 --- HOUSE RULES/ POLICIES ---
1. As per the City of Palm Springs Policy for vacation rentals, outdoor noise amplification or loud music is PROHIBITED at all times of the day. Additionally, Quiet Hours are between 9PM - 8AM Sunday-Thursday and 10pm-8am Friday and Saturday. All units are equipped with Minut volume tracking devices which will alert our team if outside noise becomes unreasonable.
2. Spa heating and pool heating are extra services: $25/day for spa heating and $75/day for pool heating which the pool will be heated to 85 degrees. The pool and spa cannot be heated simultaneously, as the heater can only heat one at a time. If you would like to purchase pool and spa heating we will heat the pool before you check in so that it will stay warm even when spa heating is in use. If you’d like the pool heated, we require a 24 hour advanced notice to give the pool ample time to heat. A minimum of 3 consecutive days is required for pool heating, OR, for the entire duration of your stay if it`s less than 3 days.
3. Early check in at 1PM ($100) and late check out at 2PM ($100) is available for an extra fee ONLY if there are no back to back bookings to allow for proper cleaning.
4. Minimum 25 years of age to book.
5. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.
6. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $750.
7. Tampering with noise monitoring devices will automatically result in eviction and a forfeit of all fees paid for unused nights and amenities.
8. Any missing or damaged linen, towels or small appliances will be deducted from the security deposit pre-authorized hold that is placed on the credit card on file.
9. An additional cleaning fee of $150 applies to stays of 28 nights or longer. This fee is payable promptly following booking confirmation.
10. The Coachella Music Festival dates, April 9–13 and April 16–20, and the Stagecoach Music Festival dates, April 23–27, require booking Thursday through Sunday nights during those periods.

This home is everything described, except that the mountain view is spectacular at sunrise. We had plenty of space indoors and out to enjoy a large family vacation.As long as you are fine with not being downtown Palm Springs (which we liked), I definitely highly recommend it.

Family Christmas Getaway
This was a great stay for our extended family of 8. The kids had a great time in the pool, enjoying the slide and the hot tub and the living/dining areas were well appointed and a good size for all of us to spend time together. Some critiques we had: There is only one public bathroom, so keep that in mind. The 2nd bath is through the primary bedroom and quite open to the bedroom. They can use a new dishwasher—any stuck on food would not wash off, we had to wash those by hand. It would be great is each bedroom had at least one lamp and a bedside table. The study bedroom had no source of light. We had a great time overall and enjoyed the property, especially the outdoor areas.

A safety warning for families traveling with children:During our stay, a toddler in our group accidentally locked himself inside one of the bedrooms. We quickly discovered that the interior lock had no override mechanism to open it from the outside. When we contacted Helios Management for help, they informed us that they did not have an emergency key, a pin-tool, or any established protocol to unlock their own interior doors.Because the management company had no way to access the room, we had to call 911. The Desert Hot Springs Police Department had to be dispatched to the property to physically break down the bedroom door to get the child out safely.Any parent knows it is completely foreseeable that a young child might accidentally lock a bedroom door but lack the dexterity to unlock it. What isn't foreseeable is a property management company operating a rental without a key to their own interior doors. Rather than acknowledging this massive safety failure, Helios deflected. They actually tried to blame the parents for the accident occurring in the first place—as if a toddler's predictable behavior somehow excuses a management company from having basic emergency access to their own property.A property manager should be equipped to handle basic emergencies. Given the lack of safety protocols and the management’s absolute refusal to take accountability for their own safety failures, we cannot recommend this property to other families.

We take safety concerns seriously, which is why it’s important to clarify the facts here—especially as this review leaves out key context.
Before arrival, this guest attempted to cancel their reservation over pool safety concerns, despite the home being fully compliant with California regulations and equipped with multiple required safety features. When that cancellation request was not approved, the stay proceeded as scheduled.
During the visit, a toddler in the group locked themselves inside a bedroom. While understandably stressful, this is not an uncommon situation in residential homes with standard privacy locks. We responded immediately by dispatching a maintenance technician and advising the guest to contact emergency services for the fastest assistance. Emergency personnel safely resolved the situation, and we proactively replaced the lock afterward.
Following checkout, the situation shifted to repeated claims that the home was “illegal” and demands for a full refund. In response, we thoroughly verified the matter with the fire department, police department, fire marshal, and local code enforcement. All confirmed that the property—and the interior door hardware—are fully compliant, with no violations of any kind.
It’s worth noting that the only resolution the guest would accept was a full refund, which was denied. This review appears to stem from that outcome rather than any actual safety issue or code violation.
We understand that accidents can happen, particularly when traveling with young children. However, presenting a compliant home as unsafe or improperly managed is simply not accurate. We remain committed to maintaining a safe, well-managed property and responding promptly and responsibly when unexpected situations arise.
