Welcome to Evergreen Cabin. Relax with your entire family in our peaceful Adirondack cabin and enjoy the hot tub. Whiteface Mountain Ski Resort is an 11 mile / 20 minute drive that takes you through a stunning scenic notch along the West Branch of the Ausable River. Lake Placid is 20 miles / 35 minutes away. The HOA allows one *unoccupied* camper/RV to be parked.

Our cozy cabin is nestled on almost one acre, surrounded by birch and pine trees. The main floor's living area is open concept, with high vaulted ceilings that allow plenty of natural light to flow in. This main floor features a family room, full kitchen with breakfast bar, a dining space, a primary bedroom with a closet and full bathroom, two additional bedrooms (one queen bed each), a full bathroom, entrance to fenced backyard with deck, a two car garage and a front porch. To be clear, the cabin has two bathrooms: the primary bedroom's full bathroom and the second full bath are both on the main level; they are the only bathrooms. Up the stairs, you will find the loft with couches, chairs, and four twin beds.

Upon entering the finished basement, the first room you will come across is the game/media room. It is equipped with a TV, surround sound system, and a seating area. For added enjoyment, there are games like foosball, a mini pool table, a putting green, and board games. Down the hall, you will find the fourth bedroom, which features a queen bed. There is a washer and dryer available for your use as well. All TVs come with Amazon Fire Sticks.

In the fenced backyard there is a hot tub, a gravel area to your right for your dogs, a deck with four chairs and a table, a smokeless fire pit and a charcoal grill.

We will contact you the day before arrival with your custom keypad code and welcome information through the booking platform’s message system and, if provided, to your email address. You will enjoy full use of the cabin (with the exception of the owner’s closet and shed), hot tub, fenced backyard, and attached garage.

This property has two exterior security cameras: front entry and driveway.

Please note: Stairs are present to access both the lower level and the loft. There is one step each for the porch and for the deck. Despite the deck having been cleared, pollen, leaves and pine needles accumulate quickly in this heavily wooded neighborhood.

Evergreen Cabin is dog-friendly at $75 per dog per stay, up to two dogs. The backyard is fenced. Unfortunately cats are not permitted to stay due to guests with severe allergies.

The AuSable Acres neighborhood is a quiet, peaceful place. In an effort to be a good neighbor, and adhere to the Town's noise ordinance, events and parties are not permitted. Quiet hours are strict and are from 10:00 pm - 8:00 am. Please drive slowly and respectfully in the neighborhood.

Wi-Fi: Guests are asked to enter an email address and a phone number to access free Wi-Fi at this location. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

For your stay, we provide 1 roll of paper towels, 2 rolls of toilet paper for each bathroom, 4 dishwasher pods, 5 laundry pods, shampoo, conditioner, body soap, dish soap and hand soap. Please let us know if you need additional supplies. A washcloth, bathing towel and a towel for the hot tub are provided for each guest. Firewood may be purchased at roadside stands and local stores like Stewart's Shops in Au Sable Forks has firewood and charcoal.

Total property capacity is limited to 12 guests. If you have fewer than 12 people and would like to have additional people over for a visit you must request approval from the owner. This house is not available for parties or events. Furniture should not be moved.

The HOA allows one *unoccupied* camper/RV to be parked and guests will sleep in the cabin, not exceeding the guest limit of 12. Failure to comply will result in a $500 fine and you will be asked to vacate with no refund.

Adequate parking is provided in the driveway and garage. Do not park on the road or in the yard. We ask that guests limit vehicles to 5 and that would include a camper/RV in the total.

Underage drinking is not allowed. Smoking and vaping are not permitted within the cabin and garage.

The hot tub should be covered when not in use. Please be mindful when children are near the hot tub. Enjoy the fire pit, remembering to collect trash and be sure the embers are out.

In summer, please do not adjust the wall thermostats as they do not control the air conditioning and will turn on the heat. Leave the air conditioners on Low.

Wednesday evenings we ask that guests please bring the trash & recycling bins to the road for Thursday morning collection.
The garage is a good place to store muddy gear and snowy winter gear.

AuSable Acres Homeowners’ Association offers trails, Lake Eaton (not recommended for swimming), pickleball / tennis courts, and Ausable River fishing at the end of Signor Rd. Current NYS fishing licenses are required. If you plan to enjoy the amenities, please let us know and we will send you an image of the HOA pass; the pickleball / tennis court code is on the card.

Departure day:
• Sign out of TV apps
• Please wash used pots and pans and run the dishwasher.
• Strip the beds that were occupied, leaving all bedding atop the beds.
• Empty the refrigerator and freezer.
• Place used bath & dish towels by the washer & dryer.
• Please place bagged trash & recycling (flatten your cardboard) in the collection bins.
• Turn things off.
• Be sure to close and lock all windows and exterior doors.
• Please check that the hot tub is covered.
• Please pick up after your pups. Thank you.

Occasionally, dependent upon our cleaning schedule and other bookings, we might be able to accommodate an early check-in or late check-out (up to 2:00 pm for late). 12:00 pm -1:59 pm for early check-in and 12:01 pm - 2:00 pm for late check-out would be $50 each.
