Cozy Home Retreat by the River

This peaceful retreat includes 4 bedrooms and 3 bathrooms across the main home and a private studio suite. The property comfortably accommodates up to 10 guests and is thoughtfully designed for families and small groups looking for a relaxing and authentic getaway surrounded by nature.

Parties, events, and outside visitors are not allowed.

The main house features three bedrooms:

• Bedroom 1, the master suite upstairs, includes 2 queen beds and a private full bathroom with a bathtub and standing shower. Sleeps up to 4 guests.

• Bedroom 2, located upstairs, includes a twin bunk bed and a full-size bed, plus a half bathroom with sink and toilet. Sleeps up to 4 guests.

• Bedroom 3, located downstairs near the entrance, includes a full-size bed and sleeps up to 2 guests. The nearest bathroom is located outside the room near the kitchen.

The property also includes a separate private studio unit next to the home with its own entrance. The studio features a full-size bed, Smart TV, private bathroom with standing shower, and a fully equipped kitchenette with refrigerator, microwave, coffee maker, cookware, and dining essentials. Please note the studio has low ceilings, including the bathroom, which may be uncomfortable for guests over 6 feet tall.

• Hot water is available in all showers
• Bathroom sinks provide cold water only
• A/C is available from mid-March through mid-October
• Heating is available during winter months, with an additional portable heater available upon request
• Iron and ironing board included
• Parking for up to 4 vehicles

Outdoor amenities include:
• Spacious backyard and patio seating
• Charcoal BBQ grill (guests must bring charcoal)
• Fire pit with firewood provided
• Small creek on the property for relaxing views only, not suitable for swimming

WiFi is available, but due to the rural location, the signal can be slow and unreliable at times. For this reason, internet service cannot be guaranteed during your stay.

(Late check-out: $100 per 30 min after 10am)

Fire Pit and complimentary firewood provided

Please bring your own lighter/flint, these are not supplied

Charcoal grill available, make sure to bring your own charcoal (utensils provided)

No additional guests past your booking confirmation are allowed

Maximum occupancy: 10 guests

No parties or third-party bookings; only registered guests may enter the property

Strictly no pets allowed; documented service animals must be registered prior to arrival

Any violation will result in removal and no refund

Smoking is strictly prohibited anywhere on property ($1500 smoke odor removal fee)

Please respect quiet hours: 10pm to 7am. Excessive noise or complaints can result in full deposit forfeiture and removal

Maintain the space in good condition; extra cleaning fees apply for excessive mess

Guests are responsible for any damage caused during the stay

Use designated parking; do not block driveways or access points

Turn off all lights, appliances, and air conditioning when leaving the property

Valid ID required for booking

Full names of all guests must be disclosed
