This waterfront property boasts breathtaking views of BIG WATER on Lake Sinclair, offering a slice of paradise for your vacation.
With 3 bedrooms, 2 full bathrooms, and 2 half baths, this retreat provides ample space for relaxation and enjoyment. On the first floor, a comfortable queen bedroom with a private half bath awaits. The 2nd bedroom on that floor offers a full bed along with breathtaking views of Sinclair. The room also has a working station with a desk, chair, large monitor, mouse and keyboard. Upstairs is queen bedroom suite with a private, full bathroom with more stunning views of the picturesque Lake Sinclair from its windows.
All three bedrooms each offer incredible, unobstructed views of the open waters of Lake Sinclair.
The fully equipped kitchen is complete with everything you need to prepare delicious meals for your group. The spacious living room features large windows that showcase the panoramic views of the lake, providing the perfect backdrop for quality time with loved ones. Stay cozy on off-season nights with the electric fireplace and keep your devices charged at the convenient charging station.
Enjoy breakfasts cooked to order on the Blackstone Grill and for lunches or dinner, fire up the propane grill for a steak, burger or BBQ feast (Propane not provided). We do suggest you bring your own back up tank. After preparing your meals, dine al fresco at one of the many outdoor seating/eating areas overlooking the big water. The bar area with 4 high top stools or at the high-top table and stools are just a couple of options. The covered patio area on the lakeside features a large coffee table, TV, drink fridge, and outdoor heating, creating the perfect spot for relaxation, eating and entertainment.
Step outside to discover the incredible outdoor space that sets this property apart. Enjoy your own private beach/lake access or take a refreshing dip in the inground pool (seasonal May-September). Follow the 4-foot-wide concrete cart path that leads you to the dock area where you can also embark on aquatic adventures with the 3 jet ski floating docks and a floating lily pad for the lake (do not put in pool). The water depth at the dock ranges from 5-6 ft. You can tie your boats and water toys off at the dock (No lift available). Sunbath and lounge beachside or enjoy even more aquatic adventures with the 2 kayaks, and 2 paddle boards provided.
For added convenience, pool towels are available for guests in the outdoor bin.

No Pets allowed. There will be a minimum $400 fine charged and/or vacating of the premise for violations of this rule.
Please note there is no inside dining table. There are multiple eating trays and 2 counter stools at the island on the inside and lots of outside eating as previously mentioned.
The property does have multiple levels of stairs to maneuver on the inside and outside.
There is an outdoor shower with hot and cold water.
The Space:
Guests will receive a door code to enter the property 24-48 hours prior to arrival. The house manual and guide is located on the refrigerator. This is where you will also find the check out instructions for a successful departure. Guest are supplied with a guest starter pack for their visit.

Hand soap per kitchen and bathroom
Shampoo, conditioner, body wash per full bathroom

Guest Access:
Guest will have access to the safe and private entrance for this lovely home, free parking on the premises.
There is a 6 person limit at this property. 4 vehicle LIMIT - No more than 4 vehicles on the property any given time. Exceptions on parking may be granted IF discussed PRIOR to making the reservation.
No visitors are allowed, no exceptions.
Please note - the hot tub pictured by the pool will NOT be heat enabled.

Getting Around:
The nearest boat ramp at Cosby Landing is 10 miles away making it easy to launch your watercraft and explore the waters of Lake Sinclair at your leisure.
If you're looking for a quick bite, gas or provisions, Anslies gas station is conveniently located just 5 miles from the property, offering a kitchen where you can order food for your stay. Coops Landing is 9 miles away and offers convenience items and food menu. The nearest large chain grocery store is 35-40 minutes from the property. Depending on which way you're coming from, you may want to stop at the is Kroger, Publix or Walmart in Milledgeville. There is also a Publix in Greensboro.

Pool is Seasonal - SEASONAL MAY-SEPTEMBER. (The pool is not heated).
ALL GUESTS MUST SHOWER OFF BEFORE ENTERING THE POOL AND COMING FROM THE LAKE. NO LAKE TOYS, LAKE FLOATS OR ANY ITEMS THAT HAVE BEEN IN THE LAKE ARE ALLOWED IN THE POOL.
Pool Maintenance:
A dedicated pool service team may visit to ensure a pristine swimming experience. Please allow them unobstructed access to the pool area for efficient cleaning and maintenance.
Pool Vacuum:
The pool vacuum is to remain in the pool at all times. It is on a timer and will operate each day starting at 7AM-10AM. After 10am, you are allowed to place the vacuum closer to the side where the hose is plugged into the pool. Please do not pull vacuum by the hose. Failure to follow this rule will damage the vacuum and will be billed back to the guests.
Pool Depth and Supervision:
SWIMMING IS AT YOUR OWN RISK in both the pool, and the lake area. The pool depth ranges from 3 feet to 6 feet at its deepest point. For the safety of our younger guests, children must be accompanied and supervised by a responsible adult at all times while in the pool and Lake area. NO DIVING! NO walking, standing along the pool ledges, this is a safety concern.
Appropriate Swimwear:
Younger children must wear appropriate swimwear designed for water activities to ensure their safety and comfort.
Prohibited Items and Activities:
Glass bottles and or glass drinkware are strictly prohibited near or in the pool area to prevent potential hazards. Eating and drinking are not allowed inside the pool to maintain cleanliness. Diapers are strictly prohibited in the pool for hygienic reasons. No Diving! No Walking or standing along the pool over waterfall edges.
Respect for the Facilities:
We kindly ask all guests to respect and follow these guidelines to maintain a clean and enjoyable pool environment. In the event of any violations, an additional cleaning fee of $300 may be charged to cover the necessary maintenance. By adhering to these guidelines, we can ensure a safe, enjoyable, and memorable pool experience for everyone. Thank you for your cooperation and understanding.
