**Please note there is an $10 fee per guest after 5 guests in each unit
1. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking.
*Early Check-in or Late Check-out can be requested for a $30 fee to accommodate the schedule change for our cleaning team.
**$50.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. My cleaners are on tight schedules**

2. No shoes to be worn inside the home, especially on the carpeted areas.

3. Quiet hours start at 10pm on weeknights, 11pm on weekends, and end at 7am.

4. No pets. **Evidence of pets inside the property will result in a $100.00 fine charged to guests.**

5. No parties and/or large noisy social gatherings. **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

6. No smoking indoors. Any cigarette butts are to be disposed of off the property. No Smoking of ANY KIND in the unit.

We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the back yard.

7. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.

8. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.

9. Lock all windows and doors if your are not home.

10. Turn off all lights when not in use. Please be mindful of all utility use to help save energy.

11. If there is any maintenance issue, please contact me directly so I can send someone to fix it.

12. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit to the outdoor bins. *Temporary construction bin are currently on site*

13. We charge an additional $15 per guest after 4 guests. A guest is considered someone staying at the property for an extended period of time and/or sleeps over. Anyone visiting for under 2 hours is not considered a guest.
