If you love spending time in nature, Lake Hefner, Mecklenburg Park, and the Martin Park and Nature Center are just 15 minutes away. From here, you’ll also be close to public transportation stops, and restaurants like Torchy’s Tacos, BJ Restaurant and Cafe 7, and live15 minutes from Downtown and Spout’s Farmer’s Market.

The property gate closes after 7pm. The gate code will be provided in the check-in information. Please do not forget this code or you will be locked out of the complex after 7pm.
The property does not have an elevator.
The trash dumpster is located in the parking lot.
You cannot receive mail here.
We Created Sleepover to be a safe haven while you`re on the road traveling. We`ve put our love, sweat and tears into making ALL our units amazing accommodations for all of our guests. As a result, we strictly enforce the following rules to maintain the integrity of our spaces:

- NO SMOKING: Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is never allowed at this property. This applies to the entire apartment, including the balcony or patio, as well as all common and outdoor areas of the building. Any smoking violations will result in a $500 fee.

- NOISE: Sleepover guests may not disturb their neighbors’ quiet enjoyment. Guests must observe quiet hours from 10 p.m. to 8 a.m. Parties and large gatherings are strictly prohibited.

- OCCUPANCY: Each Sleepover space has a maximum occupancy limit. There can be no more than the specified number of guests on the premises at any given time. Large gatherings and/or parties ARE NOT allowed.

- PACKAGE HANDLING: Sleepover does not have a staffed front desk, so we cannot accept any package deliveries. WE DO NOT ALLOW GUESTS TO ACCEPT MAIL HERE OR GIVE OUT THIS ADDRESS. Sleepover assumes no liability or responsibility for missing packages or mail.

- LOST AND FOUND: Sleepover assumes no liability for lost, misplaced, stolen, or damaged belongings, including any belongings that are left in the apartment after your departure time has passed.

- PETS: Only certified service animals are allowed. Breed and pet restrictions are subject to building management. Requests to bring a pet must be approved by Sleepover prior to booking. Pet fees are not included in the total reservation price. If you are authorized to bring a pet, an additional pet fee will be applied after the booking is complete. Any pets brought onto the property without approval will result in a $500 fee. Sleepover has a one-pet-per-apartment limit. Only dogs are permitted to stay at pet-friendly properties.

- RETURN OF FOBS & KEYS:All designated fobs, keys, and parking passes must be returned to the original lockbox. Do NOT leave the keys in the unit. Failure to leave all access items behind will result in an immediate replacement fee of up to $450 per item. Please alert Sleepover staff immediately if any items are missing at the beginning of your stay.

- INFESTATION: If Sleepover determines that you have brought any infestation into the apartment or onto the premises, Sleepover reserves the right to charge you for any and all costs and expenses that Sleepover deems necessary to address the infestation.

- PARKING: All vehicles parked on the premises are parked at the risk of the owner. Sleepover shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property.

- DAMAGED OR MISSING PROPERTY: Guests are liable for any damage and/or theft at the apartment, premises, or property caused by the guests, their visitors, or other persons present in the apartment during the guests’ stay. This includes damage to rooms, fixtures, furnishings, and equipment (such as towels, artwork, electronics, and kitchen equipment). Sleepover reserves the right to charge guests for 120 percent of such amounts as it shall in its sole discretion deem necessary to compensate or make good the costs or expenses incurred or suffered by Sleepover as a result of the damage and/or theft. Charges may include but are not limited to all property damage, missing or damaged items, smoking fee, cleaning fee, and guest compensation.

- IDENTITY VERIFICATION: To protect against identity theft and fraud and for the safety of other guests and neighbors in the community, you will be required to provide a scanned or photographed copy of your valid, government-issued photo ID during the virtual check-in process for the purpose of performing a background check or screening.

- USE OF PREMISES: The apartment and all amenity areas shall not be used for any unlawful or illegal purpose. No nails, screws, or other items may be driven into any portion of the apartment. Guests shall use the apartment for residential purposes only. Guests shall not conduct any commercial, industrial, or retail activity in the apartment.

- SECURITY DEPOSIT: Non-compliance with the House Rules and Sleepover Rental Rules could result in a penalty and/or forfeiture of the security deposit and/or eviction without a refund.

- CHECK-IN AND CHECKOUT:
The check-in time is at 4:00pm and checkout time is at 10:00am. Guests will be charged an early check-in fee of $25 for checking in earlier than 4:00pm. Guests will be charged a late checkout fee of $25 for any checkouts after 10:00am.
Guests cannot check-in early or checkout late without permission from the host.

- POOL:
The pool is only open between Memorial Day and Labor Day. Guests will be provided with 2 pool pass bracelets. These will need to be brought to the pool anytime you use the pool. They also need to be left in the unit on the kitchen counter at checkout time.

The 'upscale' description is a bit misleading. The apt has some upgrades, which are nice (granite counters &new faucets in kitchen/bath, new flooring throughout) but other aspects need upgrades (hard, lumpy futon bed, mold in bath tub, ragged vertical blinds, stained uncomfortable couch, bare bulb lamps). The unit was clean however. Host is somewhat responsive. The day (24 hours) after we arrived we finally received most of our requested items. They never acknowledged our comment about the noisy hvac fan.We arrived to find 1 set of mediocre towels for 2 adults and no hangers. There were dirty dishes in the dishwasher. The next morning we requested 2 new pillows as those provided were hard & lumpy like the bed. Around 3pm the 1st day we received 2 very comfy pillows and another nice set of towels. Still no hangers tho. This is very basic accommodations. There was shampoo, soap bars, t.p., a bag of coffee & paper towels, & ice trays, but no face tissues or hand lotion.We wouldn't stay here again.

Thank you for your feedback. We do need to respectfully clarify several points in your review, as they do not accurately reflect the condition of the apartment or our service. First, the unit is accurately described and photographed in the listing. The upgrades mentioned, including granite countertops, updated fixtures, and new flooring, are recent and well maintained. The furniture, including the futon and couch, are in good condition and routinely inspected between stays. We have no documentation or maintenance reports indicating mold in the bathtub, stained upholstery, or damaged blinds at the time of your stay. Had any verified issue been present, it would have been addressed immediately. Regarding towels and supplies, the unit is stocked according to the listing standards. Additional towels and pillows were delivered promptly upon request, within the same day. That demonstrates our responsiveness and willingness to accommodate guest preferences. Requests for additional items such as hangers are fulfilled when available, but the unit was not without basic necessities upon arrival. The comment about dirty dishes is concerning, as our housekeeping checklist requires the dishwasher to be emptied and inspected after each turnover. There were no prior reports from cleaning staff indicating this issue. As for the HVAC fan noise, no malfunction was detected during post stay inspection. HVAC systems can have normal operational sound, but we did not receive a service request indicating a mechanical failure that required repair. We strive to provide clean, comfortable accommodations, and you did acknowledge the unit was clean. While we understand personal preferences vary, the description of the property as “very basic” does not align with the amenities and updates provided, nor with the feedback from the majority of guests. We wish you the best in your future travels.
