1. Garbage Disposal: Please ensure that all garbage is disposed of properly in the designated bins outside the house. Recycling guidelines are provided, so kindly separate recyclables accordingly. 2. Garbage Collection: The Black Cart will be collected biweekly on Tuesdays. The Green Cart will be collected biweekly on Wednesdays. The Blue Cart will be collected weekly on Wednesdays. The bins are in the driveway. Please roll the bins in the street during its scheduled pick up. 3. No Shoes Indoors: To maintain a clean and comfortable environment, we kindly request that guests remove their shoes upon entering the house. Shoe racks are provided at the entrance for your convenience. 4. Quiet Hours: We value a peaceful atmosphere for all guests. Quiet hours are from 10 pm to 9 am. Please be respectful of your neighbors during these times. 5. Check-In and Check-Out: Check-in time is anytime after 4 PM and check-out time is at 10 am. Early check-in or Late checkouts are subject to a 50$/hour fee and is subject to availability.
If you require early check-in or a late checkout, please let us know in advance, and we will do our best to accommodate your request. 6. No Parties or Events: Our home is located in a peaceful, family-friendly neighborhood. Parties and events are strictly prohibited on the property to ensure the comfort and privacy of our neighbors. If a gathering is discovered, a $1000 fine will be charged to the primary booker. Any violation of this rule will result in immediate termination of the reservation, and guests are expected to leave the premises without delay. 7. No Smoking: Smoking is strictly prohibited both inside and around the property. Any evidence of smoking, including lingering odors or remnants, will result in a $600 fine charged to your booking. Violation of this rule will also lead to termination of the reservation, with guests required to leave immediately. 8. No Pets Allowed: We have a strict no-pets policy. Please do not bring any pets onto the premises. Violations will incur fines of 200$ a day, and guests found in breach will have their reservation terminated and be asked to leave immediately. 9. Guest Limit The maximum occupancy for this property is 8 guests. All guests must be registered during the first 24 hours of booking. Guest count alterations are not permitted after this 24-hour window. If additional guests wish to join after the initial 24 hours, they may only be accommodated if total occupancy does not exceed 8 guests, and will incur a charge of $100 per person per day, payable in full upfront before check-in. 🏠 🚫 No Visitors Policy: Guests are not permitted to have visitors at any time during their stay. - Any individual (daytime or overnight) not included in the reservation within the first 24 hours of booking will be considered an unauthorized guest and will be required to leave the premises immediately. To ensure a smooth stay, please provide the exact number of guests at the time of booking. We will not be able to alter the guests after 24 hours of booking.

Illegal substances are strictly prohibited on the premises. You will be asked to leave with no refund. 14. Please DO NOT take towels home after your stay. Any missing towels will be charged to your account 15. Please do not have any mail, packages, or documents sent to our property. If you require something of this nature during your stay inquire with us first. 16. Please do not eat on the bed. Our kitchen is equipped with basic essentials and has enough space for dinning. 17. Please make sure to clean or load all your dishes to the dishwasher with dish detergent before leaving the house. 18: Important to Note (VRBO Guests Only): • The standard VRBO cancellation policy applies. In the event of a guest-initiated cancellation, a 3% credit card processing fee (calculated on the total booking amount) will be deducted from the refund. • A $1,000 damage deposit hold will be placed on the guest’s credit card a few days prior to checkout. ○ If no damage is found, the full $1,000 hold will be automatically released. ○ If damage is identified, the cost of repairs/replacements will be deducted from this deposit. 19.1: For a stay of 20 days and more, we require an additional mid-stay clean of ($290). 19.2 If there is snow during your stay, please be courteous and shovel the snow at the front and sidewalk portion of the house. 20. No heavy appliances, including but not limited to portable or window air conditioners, are allowed to be installed on the property. If you need an air conditioner, you must get prior approval from the host. If approved, there is an additional charge of $100 per night per air conditioner, which you agree to pay on top of the booking amount. 21. Consumables & Supplies 🧂🧴 For health and safety reasons, we no longer provide consumable items such as oil, salt, pepper, or similar food ingredients, as past incidents of misuse have occurred (e.g., guests mixing baking soda into salt). We kindly request that you bring any consumables you may need during your stay.
For your comfort, we do provide a starter set of essentials such as toilet paper, kitchen towels, dishwasher pods, and detergent pods. Please note that these are initial supplies only to help you get started. Any additional supplies required during your stay should be arranged by the guests, as we do not provide refills or extras. 22. Checkout Compliance: Lastly, guests agree to follow the checkout instructions provided by the host prior to their departure. Failure to comply may result in an additional cleaning fee of up to $1000, depending on the condition in which the property is left. Note: -When you make a reservation with us, you agree to all of the above house policies and rules. We very much enjoyed our stay at this VRBO. The property is clean, well appointed, and had everything we wanted or needed for our stay. In the kitchen, there were enough and useful glasses, dishes, and utensils for six of us staying there and they had all been cleaned properly. We didn’t happen to do any cooking during this visit, but those related requirements were available including a BBQ on the deck. The whole home was clean and tidy. The bedrooms were spacious and the beds were comfortable. The bathrooms were clean as well. It was a pleasant surprise that the main common bathroom (not just the master ensuite) had a walk-in shower. There were 2 sinks, one in each of the doubled counter spaces - very handy for multiple family members to use and have slightly separated spaces for their bathroom-related stuff. The master bedroom was very spacious including the walk-in showered ensuite. The owners’ communication was great throughout. Even off-hours, they have an answering service and property manager that handles issues quickly. But, the owners also stay connected and interact to try keep their clients’ stays running smoothly. We have stayed at VRBOs several times on different vacations. Overall, we can honestly say that we enjoyed this particular VRBO-stay as much or more than any of the others to this date.

House was clean and location very convenient for our visit to Spruce Meadows, The house itself lacked extra items like extra towels, coffee grinder and kitchen towels. It was a pretty sterile feel which was ok but more amenities would have been nice. The beds were on the hard side . I would stay there again because because of cleanliness and location and ease of check in .

Such a nice place
We absolutely loved our stay at this house. The layout was very spacious and well planned. The house was nicely decorated and everything was amazing. It was especially nice to have very comfortable beds. The location was also really great with access to lots of restaurants and groceries only 2 blocks away. The proximity to the ring road was helpful for us. The owners were very accommodating and prompt with their communication.

Nice clean new house
We were visiting Calgary for the senior Alberta games and preferred a VRBO where we could spend idle time, relax, and cook our own meals. This place was excellent. Communication for check-in was excellent and the place as advertised is a new modern house that happened to be within 5 minute drive of the arena and major shopping area with easy access to the ring road. Within 3 minutes is a smaller neighborhood shopping centre with several restaurants, Sobeys, Shoppers, Pub, and several restaurants.

The house itself is very well updated and clean. Has all the essentials and lots of space. Our only problems were the internet was out for a few days of our stay which was very inconvenient as we were trying to work some too. We had young kids and couldn’t just go somewhere else. And then twice we had people show up at the house working on a basement unit and fixing something which was very loud. One day it interrupted my daughter’s nap and we had an activity that night and it made it pretty miserable.

4 buddies golfing
Very nice new home located in south Calgary. Access to main thoroughfares is very good. Grocery and Liquor stores close by. Four golf buddies stayed in the house. Each one of us had our own bedroom. The beds were comfy. We ate every dinner at the house after golfing every day. Because of it being a new home, the landlord is still adding to the amenities. I dont know why there was a very negative review previously but some people are never happy. We really liked the place, the price was reasonable and communication with the landlord was excellent. We hope to be back next fall.
