With quick access to the Anthony Henday and top dining and shopping nearby, you're perfectly positioned to enjoy the best of Edmonton while retreating to total privacy at the end of the day.
Whether you're planning a romantic night in, a girls' getaway, or a much-needed reset — this beautifully designed 2-bedroom suite delivers comfort, charm, and complete privacy. Every detail has been thoughtfully curated by a local designer, from the custom feature walls and warm modern furnishings to the glowing pergola hot tub waiting for you outside.
Please note: this is a private, fully separate basement suite located in a family home. The homeowners live upstairs with their two young children and a small toy Australian Shepherd (Atlas!). While soundproofing has been added, some light noise — especially morning footsteps — may be heard from above. Most guests find the suite wonderfully peaceful, but if absolute silence is essential, this property may not be the perfect fit. The upstairs level and deck/patio are reserved for the homeowners and are not accessible to guests.

COMPLEMENTARY AMENITIES
· We provide a starter pack of essentials including complimentary WiFi, Netflix, tea and coffee, soap, paper towels, toilet paper, and other basics to get you started. Supplies are set up to last approximately 7 days. For longer stays, you may wish to replenish items based on your personal needs.·
Whether you want to soak in the hot tub under the stars, cozy up by the fireplace, stream your favourite shows, or simply relax in your own beautifully designed private retreat — this suite has everything you need. Once you stay with us, you'll feel like you're simply staying at a home of your own!
Guest access
You'll have exclusive access to the private guest suite, complete with a separate entrance for full privacy throughout your stay. Outside, you'll enjoy shared access to the backyard hot tub, available daily from 8 a.m. to 10 p.m. — please note that hot tub access may be restricted during extreme weather events such as thunderstorms or severe cold (–25°C or below). The deck and patio are reserved for the homeowners upstairs and not available to guests. Please note that the upstairs portion of the home belongs to the homeowners and is not accessible to guests.

IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING
Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.
Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.
HOT TUB RULES
To keep the spa experience clean, relaxing, and neighbour-friendly, please follow these guidelines:
· Open daily from 8 AM to 10 PM
· Registered guests only during the duration of their stay
· Shower before entering to reduce oils, lotions, and dirt in the water
· No bubble bath, soaps, or oils — $500 drain fee if found
· Limit use to 30 minutes per session
· Only potty-trained children allowed in the hot tub
· No glassware, food, or drinks near or in the tub
· Swimwear only — no regular clothing
· Do not adjust chlorine dispensers or sensors
· Always close and secure the cover after each use
· Please close the backyard gate behind you at all times
PLEASE NOTE: If water contamination requires a full drain and sanitation, a $500 + Tax fee may apply.
EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!
LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.
MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.
MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.
ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.
CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.
GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.
EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.
LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
