About this space
The Sanctuary Overlook Cabin has everything you need for a peaceful stay in the Catskills. The cabin is situated on 7 private acres, w/ access to a magical private stream & adjacent to 1000s of acres of trails leading to beautiful waterfalls. The porch is the perfect place to watch nature in the field below or fruit orchard. A great escape to spend time w/ friends & family .... and is across the road from the Frederick Goat Sanctuary, where you can spend time with their herd of rescued goats!
The space
When you drive onto the property you will notice a fruit orchard in front of you and the house is on your left. There are motion lights if you come in at night to help guide you to the entrance of the house. There is a covered porch to enjoy, as well as a patio that overlooks a front yard lush with flora and fauna. You are guaranteed to see a variety of wildlife such as deer, rabbits, chipmunks, hawks, eagles, owls, woodpeckers and the occasional bear. Don't get me started on the birds! It is a peaceful place surrounded by beauty.
Upon entering the house, you are welcomed by a cozy and charming living room with exceptionally high ceilings. There is a wood burning stove for winter nights and it is well lit by natural light. On this floor in the back of the house there are two bedrooms; one has a full sized bed and the second bedroom has a queen size canopy bed, large closet and is attached to the full bath.
There is a fully serviced kitchen on the main floor, which is a wonderful space to gather. Your friends and family can sit around a central island that seats four for cooking together, chatting and sharing appetizers. There is also a large table where you can sit down for a meal and enjoy a view of the beautiful field below. Often, you will be greeted by deer in the early mornings and at dusk.
The upstairs has a large and comfortable master suite with a queen sized bed, lovely views and a full bath. There is a bonus room in the loft area with twin beds and comfy reading/game spot that is perfect for kids. It also functions as a workspace, which is flooded with natural light and a view of the downstairs living space below. There is high speed internet and a desk if you need to check into work.
The basement has been transformed into a game room with full sized ping pong table, air hockey table, darts, foosball and more for rainy days. There is also a playground just down the driveway that guests are free to use with younger kids. We also have sleds, KanJam, croquet, soccer balls, frisbees, games, puzzles, books - everything you need for both rainy and sunny days!
If you are a fellow animal lover, the Cabin is part of the Frederick Goat Sanctuary. We have 29 (and counting) rescue goats (we'd love to tell you their stories - so please ask!) as well as chickens (also rescues). We would love to have you meet them, hang out, and give them treats if you'd like (treats are provided ;).
Weather and schedule permitting, join the owners for an evening "Goat Happy Hour" where guests can BYOB and join us to relax in hammocks and chairs surrounded by goats to chat about your day and get recommendations for things to do in the area!
If you'd like to join us for our more formal experiences such as "Hugs and Hike", the "Adventure Hiker" or "Art with Heart" reservations are required in advance, unless you are flexible and can join us the day of when there are open spots!
If you wouldn't like to (it's OK - we get it. Goats aren't for everyone) they are across the road and very quiet, so they will not affect your stay.
We have a long list of local hikes, restaurants, experiences and attractions in a comprehensive guest binder at the cabin and happy to share our local spots!

Guest access
Guests have parking right by house The large driveway can fit several cars. Guests have full use of the cabin and adjacent property. We welcome you to stroll around the property and explore!
Guests are free to come visit the goats of Frederick Farm for some scratches, photos and to feed them some treats (grain will be provided). We do ask that guests not enter the animal enclosures unless accompanied by one of the owners - so just reach out not us and let us know if you'd like to come down to meet them up close! We are more than happy to do so if we are available!
Other things to note
Access to come visit the goats is unlimited but to be in the goats enclosure for some scratches and snuggles requires advance notice. To join our more formal experiences such as "The Original Hugs and Hike with Rescued Goats", "Adventure Hike" and "Art with Heart" reservations are required, unless you are flexible and join us the day of when groups have space!
