A YOUTH is defined as any guest under the minimum renting age (25 years). Lastly, take a moment to peruse our house rules, policies, and rental agreement before confirming your booking. NEARBY NUISANCE AND DISTURBANCE DISCLAIMER: NOISE AND QUIET HOURS, Quiet hours are strictly enforced from 10:00 PM to 8:00 AM. Guests must avoid excessive or unreasonable noise at all times and comply with Texas state law, which prohibits unreasonable noise in or near private residences and may be enforced by law enforcement. The Host and/or Property Manager shall not be held responsible for any disturbances, nuisances, or disruptions originating from neighboring properties or public areas, including but not limited to loud music, parties, or large gatherings. These occurrences are beyond the control of the Host and do not constitute grounds for refund or cancellation. The Renter/Guest acknowledges that such disturbances may occur and agrees that it is their sole responsibility to report any issues to the appropriate local authorities. The Renter must also promptly notify the Host or Property Manager of any such incidents. No refunds or compensation will be issued due to external disturbances.
SUPERVISED YOUTH RESERVATIONS No youth reservations, fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval.
Supervised Youth Reservations Not Allowed WITHOUT PRIOR APPROVAL: Any reservation including but not limited to homecoming, graduation, PROM, youth retreats and or outings where MOST occupants are under the minimum renting age 25 years of age. CONTACT HTH Stays FOR FURTHER DETAILS, CONTRACT AND FEES APPLY. If you book our home BEFORE having your YOUTH GROUP approved, you are at risk of cancellation and forfeiture of all amounts paid including all deposits. LARGE GATHERINGS MUST BE APPROVED by HTH Stays prior to booking your reservation. Looking for an intimate setting to celebrate an anniversary, birthday, retreat or wedding and would like to have additional day guests? If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS: • To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies. • The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years. • Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company. • Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance. • Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company. • Parking is limited to 4 vehicles. Street parking is monitored and restricted. Exceeding occupancy without an LARGE GATHERING CONTRACT, grants us the authority to promptly terminate the Rental Agreement, escort you off-premises, and issue no refunds. Great Place Family appropriate.
The property was great. Only one neighbor nearby. We were just feet from the ocean. This time of year I can say was perfect. It felt like our own private beach. There were golf carts and four wheelers and a few cars up and down but quiet for the most part. A perfect family get away. My grandchildren and daughter and son in law loved it We got some fun in the sun and ate at a great restaurant up the road a couple times. I recommend it. And have share with many friends already.

Great stay
Very clean on arrival. House was as pictured & described. Able to walk to beach from hole in fence by stairs which was AMAZING. Love the front row views and connivence but was a little loud at night with fireworks (just fyi). House was great, had everything we needed for multi-family stay, would consider rebooking in the future!

Best place on the beach **Nova Sanddollar**
There is absolutely nothing I can say negative about this place! The view is amazing. The accommodations were wonderful. The host stays in contact with you and responds to your questions almost immediately. Definitely our place to book for next year! The description said on the beach, believe us, it was right on the beach. I would highly recommend this place for anyone with a larger party.

Lovely place but NOT a private beach
I was expecting more of a private beach since it looked to be right on the beach and the pricing. There were so many people at the beach and vehicles, atv's, golf cart etc. Going back and forth right in front of the house. Only got 1 peaceful night out of the 3 whichwas our last night. Music, yelling and atv's etc going past the house til at least 3am. We were looking for a mental break, relaxing weekend so not being able to sleep wasn't that great. The A/C is programmed on a schedule for high 70s downtairs and mid/high 80s upstairs another inconvenience of having to get up and adjust the temp to get it to turn on all day and night is uncomfortable especiallywhen trying to sleep. Other then that the kitchen was well equipped and beds are comfortable, some towels had a dingy look and some stains but we just didnt use those.

You can adjust it as low or high as you like. The directions are posted next to each thermostat. We checked on you during your stay and are also available 24/7. 1. Chaperones: For youth reservations, we require at least one chaperone per four students. Their role is to supervise and ensure that everyone adheres to our rules. Safety and enjoyment are our top priorities. CHAPERONES ARE TO BE ON PROPERTY THE ENTIRE RESERVATION UNLESS OTHER ARRANGEMENTS ARE MADE AND APPROVED BY OWNER. 2. Youth Behavior Contract: All students and their guardians must sign a Youth Behavior Contract. This contract outlines expectations and responsibilities during their stay. THE ONLY STUDENTS ALLOWED ON PROPERTY ARE THE STUDENTS NAMED IN THE BEHAVIOR CONTRACT. 3. Prom Youth Rental Agreement: Additionally, all chaperones must sign a Prom Youth Rental Agreement. They must be present the entire reservation and must provide a VALID ID (similar to the primary renter). This document covers specific guidelines related to their stay, ensuring a respectful and enjoyable environment for everyone. 4. Prom/Youth Fee: To cover additional admin/preparations and monitoring for youth-related activities, we have a non-refundable $300 fee associated with hosting supervised youth reservations. Additionally, there is a $300 refundable security deposit.
