We would love to share our beautiful lakefront home with you! At the mouth of a tranquil cove, its named for its prime location at the Water's Edge. Step into our gated property to experience the spacious four-bedroom haven, featuring high ceilings that enhance the sense of openness and tranquility, all conveniently on one level for effortless accessibility. With rave reviews and consistent five-star ratings from its two summers of hosting, Water's Edge earned its status as a guest favorite. Now under owner management, our passion for hospitality shines through in every detail, ensuring that your stay is memorable. Water's Edge is not located in a party cove, making it the ideal destination for a family getaway.

Enjoy your days on the water in a boat or kayaks, floating on the lily pad, or simply soaking up some sun lounging on the dock. In the evenings, unwind on the waterfront patio, savoring your favorite drink while watching the sunset over the lake. You can also retreat indoors for cozy evenings with a good movie, board games, or lively ping pong and foosball tournaments in the game room.

Situated in the deep water of the 4-mile marker of the Gravois Arm in Gravois Mills, Missouri at Lake of the Ozarks.

BEDROOM 4 | Full over Full bunk bed with a twin trundle and lakeside views.

GUEST BATHROOM | Double sinks, Shower/Bathtub accessible from patio for convenience after swimming.

KITCHEN | Fully equipped with a stove/oven, microwave, fridge, dishwasher, toaster, blender, air fryer, crock pot, electric griddle, and all the pots, pans, dishes, and utensils you'll need for on-site cooking.

COFFEE BAR | Keurig, regular coffee pot, coffee grinder, and electric Tea Pot. Some coffee pods and tea bags are provided.

DINING | The formal dining room table seats 8, breakfast table off the kitchen seats 4 and there are 2 seats at the bar.

MAIN LIVING ROOM | The main living room centers around the gas fireplace (fall and winter guests) and large flat-screen Smart TV, also provides stunning lake views and patio access.

SECOND LIVING ROOM / DEN | A second living/family room includes large Smart TV, board games and a nice place to read a book.

UTILITY ROOM | Washer, Dryer, Utility sink, Iron with built in ironing board- (laundry soap and dryer sheets provided).

GAME ROOM | Foosball table, Ping Pong table, mini fridge, Bluetooth speaker, and seating

~ OUTSIDE ~
PARKING | Large driveway with carport and enough parking for 6-7 vehicles, with trailer parking along the front gate.

PATIO | Two seating areas: one side with seating around a propane fire/chimney, while the other side boasts a large BBQ grill, along with a table and chairs for outdoor dining.

FIRE PIT | Next to the patio, there is a fire pit with a small bundle of firewood provided for our fall guests.

~ DOCK ~
ON THE DOCK | 17’ x 16’ lily pad, 1 paddleboard, 2 kayaks, wet steps for swimming, a table with chairs for dining on the dock, and 4 lounge chairs, 2 adult and 2 youth life jackets, beach towels

BOAT SLIP | The boat slip (10’ x 30’) is available to guests who want to rent or bring a boat. There are also boat cleats along one side of the dock to easily tie up to the side of the dock. (There is a boat ramp beside the house.)

JET SKI LIFTS | Lift for 2 PWCs.

**PLEASE NOTE** For the safety and protection of our property and our guests, there is a security camera facing the driveway and one facing the dock. There are NO cameras on the inside of the home.

All TVs are smart TVs with many free channels available or you can log into your own streaming accounts.

~ RENTAL REQUIREMENTS ~
Rental Agreement | A signed Rental Agreement must be returned before check-in details will be provided.

Age Requirement | The primary renter must be at least 25 years of age, AND the primary renter must be staying at the property. We do not allow anyone to rent it for use by or on behalf of others.

Smoking | Absolutely NO SMOKING OR DRUGS of any kind are allowed inside the property.

Pets | This property does NOT allow guests to bring pets. Please note that owners may have had animals in the property prior to your arrival. If you have a specific allergy, please contact us to discuss.

Parties | We do not allow bachelor, bachelorette, 21st, or other similar types of parties and have a zero tolerance for violations.

Property | This property is privately owned. Before you rent, please know this is a family-friendly space that has nice neighbors. This is not a party cove, and we are seeking renters who understand the family atmosphere that is present in this cove. Please respect our home and its contents.
