Unapproved late checkout or unapproved early check in will result in a charge of $100 per hour after or before the scheduled checkout or check in time, respectively.
Smoking - Smoking inside or outside on the patio/balcony, parking lot or within 50ft of the property is STRICTLY prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500.
Unauthorized Pet - Any pet brought to the property without being declared during the reservation process will be considered unauthorized. A fee of $200 will be charged for any evidence found of an unauthorized pet. Please note that pets are welcome, but must be declared on the reservation.
Parties and Events - Parties and events are STRICTLY prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. Noise detection monitors present.
MISSING PROPERTY ITEMS:
Any items that are lost or inadvertently removed from the unit after your check-out time will be deemed lost, and a reimbursement request will be made for any missing items. There are no exceptions to this rule; you are responsible for any lost or damaged property during your reservation.
Building Security & Access Policy
To ensure a secure environment for all guests, please do not allow anyone into the building who does not have their own means of entry. Every guest or visitor must buzz themselves in using their personal access method—whether through the buzzer system, QR code, or the app provided.
Important:
**Guests MUST let us know at the time of booking if additional visitors will arrive during the stay or reservation will be cancelled. No exceptions, no refunds**
Per the listing and ownership rules, quiet hours are between 10pm and 6am. Repeated violations will result in cancellation of your reservation with no refund.
Moving of furniture isn`t allowed -especially on the balcony. Violation of this will result in a $100 fine.
For certain guests, we may require an ID to be uploaded or presented during check in, at our sole discretion.
Exterior Cameras
Rule: Guests are prohibited from obstructing or tampering with exterior cameras.
Enforcement:
First offense: A warning will be issued.
Second offense: Reservation will be canceled without a refund.
Purpose:
To protect the safety and security of the property.
To ensure guests are informed of the rule before booking, helping avoid negative reviews.
Window Safety
Rule: Windows in the property only open a few inches for safety purposes.
Enforcement: Please ensure windows are not forced open beyond the designated limit.
Purpose:
To maintain safety standards for all guests, especially in multi-story buildings.
To prevent accidents and ensure the property remains compliant with safety regulations.
🚫 Disturbance Fine:
To respect the privacy of other residents, please make sure to follow the provided directions carefully and go directly to your assigned unit. Guests who knock on the wrong door or enter the wrong building and disturb other tenants will be subject to a $200 fine.
Tampering with noise detectors or cameras (including removing them from their mounts) is strictly prohibited. A $150 violation fee will apply.
