Lux Cottage on Private Pond

Luxurious PET FRIENDLY Cottage, cosy and stylish, on sprig fed swimmable Private Pond (only 2 other cottages on the pond shore). The space
The Pond cottage features a gourmet kitchen-(complete with all the gadgets and pans any baker or cook could want). If there is a specialty item you would like, please ask, I most probably can provide! Dining room with fine china and silverware, wood stove -with wood, and spacious living room. The Master bedroom has a wall of windows with a pond view and a master bath with jetted tub and separate shower. There is a laundry room plus a half bath. Living room features new comfortable sofa bed with chaise and a new electric fireplace for instant cosiness. We have a lovely, easy to light wood fireplace on the deck for wood fire enthusiasts. Wood provided! Outdoor kitchen and comfy pond side deck with dining furniture complete the luxury cottage.

PLEASE drive only on the gravel driveways and parking areas as the lawns and septic systems do not tolerate the weight of cars.

Dog and Kid friendly! We have high chairs, porta-crib and sleeping mats and sleeping bags for adventurous children.-please request.

Enjoy two beach pavilions (may be shared with other guests in the other cottage) on our large sandy beach with fire pit and wood for a s'mores treat. New gas grill and wood fired pizza oven for winter fun after exploring. is on your private deck. At the beach you will find tables, chairs and chaise lounges, plus a volleyball/badminton net and sand toys for summer fun.

We respect your privacy but you may see our maintenance and landscape crew around the property. Please note that while we do our very best to keep the grills, decks, dock and toys current, some wear should be expected. The rain this year has severely impacted out ability to keep the grass under control. We try to cut and trim between guests, but waiting for dry weather is a challenge-sorry if the grounds get a bit ragged or if we disturb you with the work.

WE humbly request that you bring ANY and ALL issues with our cottages, grounds, grills, beach and trails to our attention as soon as you notice a problem. That way we can get to fixing it for you. 68 acres is a lot to keep track of and we really appreciate your help in staying on top of problems.

A few upgrade and downside notes:
The deck will be replaced this fall or next spring depending on weather, it is a bit worn, but structurally sound-sorry about that! The shower will be replaced with a larger one with more conventional controls this winter.

The Cottage is located in an area of the White Mountains of New Hampshire called "The Great North Woods". While the area around the cottages is safe, please expect some seasonal animal activity. Mosquitos and black flies in Spring and early summer and in the Fall, mice and red squirrels will try hard to share your cosy cottage! We do out very best to keep them out without upsetting the balance of nature, so PLEASE let me know right away if you spot a critter so measures can be takes ASAP. On the plus side, you might spot moose, bear, otters, monk, wildcats, or fox while on the trails.

Walk or snowshoe the trails on our private estate or venture in to the adjacent 300 acre State Forest with miles of trails and even an old gold mine! This four-season home makes a great base for exploring the foliage in fall and hiking the White Mountains any time of year. In the winter there are numerous ski resorts all around the White Mountains including Cannon and Bretton Woods.

Finally, we truly appreciate the opportunity to share this special place with you. If you are new, you might not realize that their system of rating guests and hosts has really changed the game-making both better! It allows for feedback that keep hosts alert and aware of how to do better. Good guests 'in the know' will alert a host to an issue right away and allow them to fix the problem if possible, giving them a fighting chance to earn that 5 star rating. It is incredibly disappointing to hear a guest rave about their stay, hoping to return and then giving a poor rating for something that could have been easily handled had they known about it! So...PLEASE do not suffer in silence, I will be awfully grateful for your immediate, 'on the spot' request and will do all I can to make your stay totally wonderful!

The entire private estate and pond is there for you you to enjoy and there are lovely trails to walk through the woods and meadows. Look for moose, bear, otter and our lovely ducks as they float around the pond. There are trout in the pond as well, bring your fishing gear! We have poles and an ice auger for drilling a hole in the ice for ice fishing! Full outdoor kitchen on the deck for grilling those trout! There is a grill on your deck and a shared fire pit at the beach. Kayaks and paddle boards available for your use. In winter, you can snowshoe, ice fish or ski and ride at nearby Breton Woods and Cannon MT.
Other things to note
The Cottage is fully heated and air conditioned with efficient heat pump, cosy and energy efficient electric "wood burning " fireplace. We have 40 solar panels and make our own electricity, so this is an ecologically sound way to go. Wood for the fire pits is from fallen trees collected right here on the property.
