Large Kingbed w Kitchennette!

Enjoy a stylish experience at this centrally-located place in Queens area, close to Broadway LIRR station (8min walk), bus station, many restaurants, Asian groceries New Age Market, bars, etc. There is a full bathroom and kitchenette shared with other guests on the same floor. Each room is equipped with a window air conditioner, and central heating. The 3rd flr access is through the 2nd floor hallway.
Newly renovated, new painted walls and floors, very clean and cozy. All furniture is brand new with high end quality brands. The full bathroom and kitchennette are shared with other guests.
The main entry door and each bedroom have a Smart lock with a special code. The code will be provided to enter property after reservation is confirmed, a day prior to the check-in.
Note: this is 1 person stay price. if additional person is staying, it will be $10/person/night.
-There are 3 bedrooms total listed for this 2nd floor so you will be sharing common areas with other guests, up to 5 people at once including yourself (bathroom, hallway, kitchenette, entry way, etc). There is no laundry onsite.
- The kitchenette includes a hot plate, microwave, and a mini fridge only (no sink, need to use bathroom to do dishes). The main entrance on the 2nd floor will be shared with guests staying on the 3rd floor.
- Monthly rent or longer terms only.
- Check-in time is 4pm and Check-out time is 12pm but can be flexible if notified in advance (2 days minimum; otherwise $40 extra charge will be incurred).
- There is no laundry onsite (no washer or dryer) but there are a few laundromats nearby.
- Pillows, pots, pans, cooking utensil, dishware, toilet papers are provided.
- Towels, bedding (pillow cases & comforters), shampoo, body wash, soap, hair dryer, salt&pepper, any other food items are NOT provided. Guests to bring their own.
- Bedding and towels can be provided at an additional cost if needed. Bedding $50 per stay, towels $25 per stay.

**Cancellation policy**: For long term stays, with good reasons to cancel after this grace period, we can offer a full refund with $100 deduct as a cancelation fee.
**No smoking, drugs, or parties allowed. No smoking (including e-cigarette, marijuana) inside or outside of the property perimeter within 30ft. Any rules that are broken (especially our no smoking rule) will be fined at least $300 and cancellation with no refund.
**Abandoned Belongings**: Any personal belongings left in the rental property after the checkout time will be considered abandoned. We reserve the right to dispose of these items, and the guest agrees to cover any associated costs.
**Overstaying Guests**: If a guest remains in the rental property beyond their checkout time without proper authorization, they will be considered in violation of this agreement. Unauthorized overstays may result in the guest being removed from the property, and the guest agrees to pay any associated costs, including but not limited to legal expenses.
**Guests should be mindful of their utility consumption during their stay. Excessive use of utilities, beyond normal usage, may result in additional charges. This includes but is not limited to water, electricity, and heating. We appreciate your understanding and cooperation.
