Welcome to The 1600! This updated California Ranch style has a cool and contemporary vibe. Enter through the front gate into a courtyard gathering area that faces the San Jacinto mountain range. This is the perfect setting to relax with your morning coffee as the sun rises over the mountains. Or enjoy a glass of wine around the courtyard firepit. Inside, the gathering areas of the home connect to one another creating an inviting environment for cooking, or entertaining. With vaulted ceilings and a wall of glass, this entire space is open and bright.

Enjoy watching TV in the relaxing family room area on the 75” smart TV. The updated kitchen is perfect for cooking a gourmet meal, with stainless steel appliances, granite tile countertops, and a peninsula with counter seating. The comfy living room is the perfect setting to enjoy a cocktail with the warm ambiance of the fireplace. Gather together at the glass-topped table in the dining area that seats six. The living areas open to the large backyard, which is fully enclosed and lined with tall hedges for total privacy. There are lawn areas and a large 15’ x 30’ saltwater pool with an integrated spa. Enjoy outdoor living with multiple areas for relaxing and dining, soak up the sun in a chaise lounge under an umbrella, or have a cocktail around the back patio fire pit with seating! All these spaces share stunning Palm Springs views!

The primary bedroom, separated from the two guest bedrooms, is a private retreat with access to the front courtyard and views of the mountains with a king-sized bed, ceiling fan, smart TV, and a closet with built-ins. The large ensuite features a dual-sink vanity and a step-in shower with a rain shower head. There are two comfortable guest bedrooms, each with a queen bed. They share the hall guest bath which includes a dual-sink vanity and a step-in glass-enclosed shower. If you need to sneak away to a private space, there is a dedicated office space with a fully functional workstation, including double monitors with a clear view of the front courtyard and the majestic San Jacinto mountains as your backdrop. It's the perfect space when you can’t completely escape from work or for simply reading or relaxing.

The 1600 is in a great, convenient South Palm Springs location just three miles to downtown Palm Springs. Within a few minutes of hiking trails, golf, grocery stores, or shopping and dining. This is the perfect quiet hideaway to stay for a weekend or the winter season.

-Pets are allowed only if approved in advance of booking and pet fee is paid ($125.00 + tax per pet, 2 pets max, 2 small or one small and one up to 50 lbs).
- Early check-in or late check-out may be available with an extra fee. Please ask for a quote. Subject to availability.
- - Pool Heating fee $125 per day, $875 per week. Weekly discount may be available April - September. Pool heating may not be available in extreme weather conditions. Pool heating fee may be adjusted in the unlikely event of extreme fluctuations in gas prices. When a fee is paid pools are heated to a max temp of 86 degrees (80-86 is normal)
- Actual utilities paid by guests for reservations 28 nights or longer. 21 nights in May - October. A separate utility deposit per month will be collected. This deposit is based on the Market Price of Natural Gas and the Market Price of Electricity and will be collected post-booking. Meter reading photos are taken on the day of arrival and the day of departure. Any unused amount will be refunded at end of the stay.
You are encouraged to take your own photos of the Gas and Electric meters on arrival and departure to keep track of usage. Please be aware that SoCal Edison and SoCal Gas have some of the highest utility rates in the country so we recommend that you keep close track of your usage to avoid surprises. Utilities are charged at the Market Price of Natural Gas per therm (gas) and the Market Price of Electricity per Kilowatt (electric) and are based on the average cost of Gas and Electric in the desert at the time of stay. We do not provide private owner utility bills.
- Recommended air conditioner temp is 74 in summer, be advised anything lower can freeze the system rendering it non-functional.
- Recommended to stock the refrigerator in stages as stocking too much at one time can cause food and drink to perish.
