You step onto a sun‑warmed patio and hear the gentle ripple of the private heated pool, the perfect welcome after a day of Disney magic. Inside, the open‑concept living area invites you to sink into plush seating, catch a favorite show on the flat‑screen TV, and feel the buzz of family conversation fill the space.



Sleeping arrangements

Four bedrooms hold six beds, comfortably sleeping up to nine guests. A downstairs bedroom sits near a convenient half‑bath, while three upstairs rooms share two full baths and a master suite with its own en‑suite bathroom, giving everyone a quiet place to unwind.



Kitchen & dining

The fully stocked kitchen is ready for anything from quick breakfasts to family‑style dinners, equipped with a stove, oven, microwave, refrigerator, dishwasher and all the cookware you’ll need. Adjacent outdoor dining lets you enjoy meals under the Florida sky, with a patio table and chairs set for al fresco gatherings.



Outdoor living

The heated pool stays inviting year‑round, surrounded by sun loungers where you can soak up the sunshine or sip a cool drink. A small game room adds extra fun for kids and adults alike, offering a playful retreat without leaving the property.



Community amenities

Nestled in a gated community, you have access to a central clubhouse that includes a gym, tennis court, volleyball court and a kids’ play area. Parking for two cars is provided, and the community’s secure setting adds peace of mind.

Guest Access:

During your stay, you will have complete and exclusive access to the entire home. Parking can accommodate up to (2) vehicles in the driveway - absolutely no parking is allowed on the street.



The Neighborhood:

Tuscan Hills is a beautiful community greeting you with water fountains, topiary landscaping and villas with red tiled roofs. Enjoy a recreation-rich lifestyle with lavish amenities, including a gym, tennis court and volleyball court, and small playground.



If your sport is Golf, then we are close to Championsgate, Reunion and Southern Dunes as well as several others. Regardless of your interests, Tuscan Hills promises endless enjoyment for everyone in your family.



Getting Around:

Tuscan Hills is located just off Highway 27 in Davenport, Florida and is only 15 minutes from Disneys main gate. Tuscan Hills is the ideal place for your dream Florida holiday as its within 30 minutes of all the Orlando theme parks, close to shops, supermarkets and lots of restaurants. If you fancy a day trip to the beach you have the Atlantic (Cocoa Beach) and Gulf Coast beaches (Clearwater) within about 60-80 minutes away.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



Up to two cars may park in the designated spaces in front of the townhouse entry door, as garage parking is not allowed and the small driveway area in front of the garage is not large enough for standard-sized vehicles. It is important to note that vehicles must not extend beyond the paver area, as even a bumper slightly hanging over the sidewalk is considered a violation within this strictly enforced community. Please be aware that street parking must follow all community rules, and we are not responsible for any towing or fines resulting from parking violations.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.

review for tuscan hillsi’m not one to write a bad review normally i just let stuff go but i had the worst experience staying at tuscan hills from beginning to the end first off im a long term renter i always stay for atleast a month this house was not made for long term renter no face clothes to shower with had to buy some. pots and pans was dirty microwave dont work vacuum never work and there was no drawers for our clothes we just had 2 small nightstand in each room as well as no tv in any bedroom this was just the house it self that i had to work with.on another note i had vehicles tow biggest problem was they told me at the tow company that they sent to warning to the host on moving vehicles witch did not get relay my truck witch was big and stuck out of the driveway is understandable but my car was tow because the bumper was hanging over the edged of the curb bit extreme but ok i park my truck up by the front where other vehicles was park i walk in to the office ask for permission the lady’s said you gotta callthis number so i don’t no what there job reallyis up front so i call the number they told me i am allowed to park my truck there for 1 week witch is is fine 3 days later message got relay to me unlike before that it needed to be moved then got accused of having trash in my area witch was my neighbor but i got the blame i really feel like tuscan hills neighborhood does not want tourist people in there neighborhood
