Our upstairs patio has a gas fire pit for cozy nights. Inside, enjoy 2 King and 1 Queen beds, a chef`s kitchen, tile, and high ceilings.
Need more space? We`ve got you covered with a downstairs unit that accommodates 4 guests. Plus, rest easy knowing your bikes are secured in our dedicated storage area within the laundry space. Whether you`re exploring the town or hitting the trails, our residence ensures a hassle-free and enjoyable stay.

This 2022 construction home boasts soaring ceilings, Samsung smart TVs, a zellige backsplash and shower, and a live edge dining table. Enjoy the convenience of a gas fire pit and a BBQ grill outside, both hooked up to gas to spare you the hassle of propane runs!
✹ MASTER BEDROOM: Unwind in the master bedroom featuring a king-sized bed with a plush 14-inch memory foam mattress. It`s equipped with an L-shaped corner desk, a leather chair, and a smart TV. The master bathroom comes stocked with shampoo, conditioner, body wash, soaps, towels, and toilet paper. For extended stays, guests are kindly asked to replenish their consumables. Note that the master closet is typically locked off for guests.
✹ SECONDARY BEDROOM (BROWN/BEIGE): Relax in the king bedroom with a 14-inch memory foam platform bed/mattress, a smart TV, and a small desk with a rolling leather chair. This bedroom also features a closet with hangers.
✹ THIRD BEDROOM (BLUE): Find comfort in the queen bedroom with a 14-inch memory foam platform bed, a smart TV, a plush velvet lounge chair, and a closet filled with hangers.
✹ KITCHEN/DINING/LIVING AREA: This is the heart of your gatherings! With soaring ceilings, modern art mural wallpaper, a live edge dining table, and a zellige kitchen backsplash. The kitchen is fully stocked with high-end BOSCH appliances, including an induction cooktop. From blenders, dishware, silverware, and glassware, to pots and pans, we`ve got you covered!
✹ OUTDOOR PATIO: Step into the outdoor oasis equipped with an inviting section, an egg chair, a fire pit, lounge chairs around the fire, and a BBQ gas grill!
✹ LAUNDRY AREA/ARCADE/BIKE STORAGE: Stay tuned for pictures of our shared laundry area with TWO stackable washers and dryers, arcade games, and mounted bike racks.
✹ The owners of this listing still have access to the garage apartment on site. We travel a lot, but will often stay out of the converted garage apartment when we are in town.
✹ Just a quick note: if you see car parked in front, please don’t block it — it belongs to the owner who stays in the garage.
✹ Pets are welcome, we allow pets at the property and there is a pet fee of $50 per pet per stay, along with a $300 incidental damage deposit.
✹ This is the upper unit of a duplex. Additionally, please note that the downstairs unit will not be rented when we have guests staying in the upstairs unit.
✹ While biking around downtown is an option, Bentonville is primarily a driving city. We recommend renting a car from XNA if you`re flying in!
✹ Bike storage is securely provided in the laundry area downstairs. We`re also planning to install more bike racks soon on the covered front porch!
✹ The hot tub is available exclusively when booking the entire house. If you’d like to use the hot tub , please check out our whole-house listing.

-No parties, events, DJs, or large speakers — this is a family/work-friendly home.
-Max occupancy = registered guests only. No extra visitors without written approval.
-Quiet hours: 8:00 PM – 8:00 AM outdoors. After 8:00 PM, music must be indoors with doors/windows closed.
-Noise monitored with Minut sensors (no recording). Repeated alerts may end your stay without refund.
-This reservation is a revocable license (not a lease). Serious violations may end your stay immediately.
🚫 Fees for Violations (charged in addition to damages/cleaning):
-Unauthorized party/event/DJ: $1,250 + $100 per unregistered guest (cap $2,500)
-Excessive noise: $250 first incident, $400 after (or $200/hr if sustained)
-Extra guests not on booking: $100 per guest/night (min $200)
-Smoking inside: $400 + remediation
-Unauthorized pet: $300 + cleaning
-Device tampering (Minut, Ring, Wi-Fi, pool): $250 per device
-Late checkout (unauthorized): $100 per hour (min $100); after 2 hours = full night + turnover costs
-Trash/debris left: $150 + hauling
-Lost key/lockout visit: $150 visit; $250 rekey
-Parking/HOA breach: $150 or HOA fine (whichever higher)
-Unauthorized commercial use/filming: $750 + $250/hr + damages
